The Maintenance Manager is competent across all areas of property maintenance including plumbing, electrical and HVAC repairs, as well as carpentry, locksmithing, and painting. This position will require managing a team including scheduling and staying in budget. Being a good planner and communicator with a positive attitude who will always make sure that buildings and grounds are maintained to the highest possible standards is a must. The ideal candidate will have a proven track record of delivering a robust service, improving the effectiveness of maintenance equipment, managing a team, and maintaining the highest standards of quality, safety and performance.
This is a year-round position that manages a maintenance team of 3 staff in the Spring and Summer, and performs daily checks and maintenance at Rising Sun Motor Inn in Glacier National Park and Glacier Trailhead Cabins in St. Mary, MT as the Winter Caretaker in the Fall and Winter.
This position includes free room and board at Glacier Trailhead Cabins; however, may differ from winter to summer depending on certain variables throughout the year.
+ Provides the administrative, physical and technical skills necessary for effectively managing all maintenance & repair activities to assigned assets (facilities, structures, grounds, systems, and any components thereof) as described in the Maintenance Plan.
+ Responsible for planning all repair activities, ensuring that all work is accomplished in a timely and professional manner and in accordance with applicable laws.
+ Responsible for scheduling and supervising all location maintenance personnel for workmanship, best use of resources, and ensures labor budget is being adhered to.
+ Responsible for the continuous development, enhancement and implementation of cyclic, predictive and preventive maintenance procedures for related responsibilities.
+ Acts as the company representative and professional liaison with vendors, outside service contractors and consultants, the National Park Service and other departments as needed.
+ Accountable for proper and accurate documentation, of all work performed, in the computerized maintenance management system; in accordance with establish Company procedures.
+ Responsible for location R&M inventory, its security, regeneration, accountability, storage and organization.
+ Responsible for work order material estimating and requisition, reviews purchase requisitions for accuracy and requirement.
+ Responsible for adhering to Xanterra's Ecologix Program.
+ Perform other duties as assigned.
In addition to the responsibilities listed above, in the fall/winter season, this position will be responsible for:
+ Winter: Admit only authorized people to buildings (NPS, Utilities, Xanterra Staff)
+ Winter: Perform a daily exterior check on the buildings. Look for any problems such as shutters off, windows or doors open, etc. Correct the problem if found.
+ Winter: Stay in daily contact with Engineering office via phone and email. Report any major problems immediately to the Engineering office.
+ Winter: Do a thorough walk-thru of the hotel and campground weekly. Make sure the heat and lights are off in areas where no work is occurring at that time.
+ Winter: Respond to alarm calls and reset as needed.
+ Winter: Shovel snow in areas where needed (doorways, decks, room interiors where snow has blown in, etc.)
+ Winter: Return any lost item that is found on the grounds to park headquarters/ranger
+ Absolutely no hunting or discharging of firearms. NPS Regulations must be obeyed at all times.
SKILLS AND KNOWLEDGE:
+ Must possess the administrative and technical knowledge and 2 year's experience to effectively manage related responsibilities and staff. Must possess strong organization skills and be knowledgeable of applicable codes as they relate to planning and scheduling repair and maintenance activities.
+ Must be proficient in supervising personnel in accordance with Xanterra's policies and procedures. Must be able to mentor and develop existing personnel and ensure that staff attends all training as required.
+ Knowledge of OSHA (General Industry (1910) and Construction (1926) safety and health standards in cooperation with Xanterra's policies, procedures and programs.
+ Must be able to efficiently communicate and coordinate working relationships with all Xanterra's departments and NPS personnel through effective writing and speaking skills.
+ Must be proficient with Word and Excel computer programs.
+ Must have a general knowledge of procurement and computerized maintenance programs.
+ Must be able to read and interpret blueprints.
+ Must be self-motivated, be able to work independently, with limited supervision, and must be available to work nights, weekends, on-call, and holidays when required.
+ Must be at least 21 years old and possess a current, valid driver's license.
+ Must be able to read, understand, interpret and comply with all Xanterra's company policies and procedures.
+ This position may require the use of respiratory protection and will require compliance with applicable regulations. OSHA standards require a clean-shaven face and a medical screening.
+ Must be capable of lifting and moving objects weighing up to 70 pounds.
+ Must possess the physical stamina to withstand heavy labor-related work in an outside environment in all types of weather conditions.
+ Must be able to walk long distances over uneven terrain and climb stairs and ladders in all types of weather conditions.
+ Must be able to sit, stand, bend, kneel, and crawl for extended periods of time as required.
