  • Full-Time

As a property manager you are tasked with working with individual residents, owners of investment property and vendors to provide a superior rental experience. We are a technology focused company that believes in providing data driven solutions to everyday management problems. Each manager supports a number of buildings by providing support by, fielding customer phone calls/emails, providing onsite support, and working with vendors to serve our customers.
Duties will include:
+ Working with a Senior Property Manager to oversee the maintenance of managed buildings.
+ Responding to customer inquiries and issues. Answering phone calls and e-mails from residents with issues of all kinds, whether it's a missing payment, an inconsiderate neighbor, an irresponsible contractor, or anything else.
+ Reviewing a budget as well as monthly owner statements for each property
+ Managing vendors and contractors. Scheduling and meeting with contractors to solicit bids or perform work at a property.
+ Improving operations. Our company is growing! We will be looking for all employees to contribute to the ongoing improvement of our business, so that we can provide better service to more customers with fewer people.
You should have the following attributes and skills:
+ Excellent writing skills. It is essential to our customers that they receive thoughtful, concise, timely responses to their concerns. Much of this communication occurs over e-mail. You will have to be a good writer to deftly manage these interactions (which are sometimes with difficult personalities!).
+ Excellent technology skills. Most of your day will be spent in front of a computer. You should be comfortable using our property management software, working with files of all different types, producing documents in Google Apps, etc. More than any specific skill, you should be comfortable with the web, and able to learn new technologies quickly and with minimal supervision.
+ Excellent interpersonal skills. You will have to manage a wide range of personalities with a wide range of opinions, both over the phone and in person. You should be a friendly, outgoing person who can represent the company well in all situations.
+ Flexibility and humility. This business is young, and we are approaching it with a start-up mentality. That means that you need to be willing to do what is necessary to please customers and advance the business, whatever that may be. There are aspects of this job that are not glamorous; you must be comfortable with that, and willing to pitch in and do what needs to be done.
+ Excellent organizational skills. You will be working with hundreds of owners divided among dozens of properties spread all over the north side of Chicago. Each month, you will be responsible for accurately processing checks, paying bills, answering e-mails in a timely manner, making and keeping many appointments, working with lots of files, and more. Mistakes can be very costly. We have established excellent, efficient systems to facilitate this work, but you need to have strong organizational skills and be attentive to detail to use the systems effectively.
+ The ability to work independently. Because this is a young and growing business, you will need to be comfortable working alone or independently at times. We will provide training and will set goals, and will provide the technology and systems for you to achieve those goals, but we will not hold your hand in the same way that a larger company might. You will be empowered to make decisions, and will be held accountable for your decisions.
+ A sense of humor. In this job, you will encounter all kinds of people and situations. Most will be very pleasant, but some will be difficult. You must be able to distance yourself a bit, and enjoy the absurdity of parts of your job. Without a good sense of humor, you will struggle!
+ Reliable transportation. We will need you to visit properties occasionally. You will be reimbursed for the cost of mileage on your vehicle.
If this sounds like a good fit, read on! Here is what we are offering in compensation, benefits, and professional development:
+ Annual salary range of $45,000-$55,000
+ 10 vacation days + 5 sick days + 7 federal holidays.
+ Health, dental, and vision benefits.
+ Short-term and long-term disability at no cost to the employee.

*Disability Notice: Disclosure is divulging or giving out personal information about a disability. It is important for the employee to provide information about the nature of the disability, the limitations involved, and how the disability affects the ability to learn and /or perform the job effectively. Deciding if, when, and how to share disability-related information with a prospective or current employer can be overwhelming but we ask to please request a required accommodation prior to your first date of work. *Please note, a doctor's note may be requested by Human Resources, depending on the accommodation being requested, on a case-by-case basis.
