The Candidate is responsible for establishing and implementing the retail design direction and leading the opening coordination efforts for Operational or Development tenants within a portfolio of shopping centers, including in-line mercantile shops, restaurant/hospitality units and common area kiosks.
This position will serve as the functional expert regarding the Tenant Design Criteria, base building infrastructure & Jurisdictional/Permitting Requirements and will act as the Landlord's liaison to coordinate with the Tenant, Leasing, Mall Management, Development, Design and Construction to assure each tenant is open on time with the highest possible level of quality and design as well as local jurisdictional authorities to facilitate tenant permitting and inspections.
Responsible for day-to-day project management success of all tenant project phases including, but not limited to, planning and design schematics, construction documentation, tenant permitting procedures and tracking, and construction administration.
Collaborate with Leasing and Mall Management on pre-LOI due diligence to verify existing conditions, complete feasibility studies, identify applicable Landlord work scopes, produce requests for proposals to obtain cost estimates and bids.
Provide direction to tenant, tenant's architect and engineer and tenant's contractors, including design, project management, scheduling and coordination if necessary, and assist in resolving potential discrepancies between the multiple disciplines.
Design and technical plan review of architectural, mechanical, electrical, plumbing and sign drawings. Interface with tenants and architects to review, comment and approve construction drawings ensuring landlord vs. tenant work responsibilities. Ensure lease compliance as well as all work meeting lease requirements. Collaborate with design manager when tenant design requires.
Provide store planning and design direction or suggestions to the tenant and/or tenant's architect, when necessary. Expedient and effective communication is essential. Personal interaction and phone calls are preferred over email.
Develop an understanding of all mall systems, existing and proposed, and how tenant will tie into them, including all utilities, fire life safety, data transmission, etc.
Efficiently track and/or manage the scheduling of tenant planning and permit submissions to all applicable local jurisdictional agencies.
Represent the Landlord's interests between the tenant, tenant contractors, local union business agents as applicable, all governing inspection officials, during all phases of design and construction, ensuring the Landlord's design and construction criteria is implemented as intended.
Attend recurring action/asset meetings to ensure awareness of all aspects of the shopping center, especially on issues that pertain to tenant's design and construction.
Collaborate with the internal plan management group to produce lease exhibits such as lease outline drawings, update and keep current all lease plans.
Visit the shopping centers on a regular basis to monitor progress of any landlord work and tenant construction and promote methods to expedite tenant's construction process.
