To better support our finance team and the anticipated doubling of our portfolio over the next few years, Westcore is looking for a senior and junior level experienced Acquisition Analyst.
POSITION SUMMARY
This position will focus on aspects related to real estate industrial acquisitions. This includes providing financial underwriting, reviewing due diligence material, and preparing investment committee material to the company. A candidate will have a strong analytical and quantitative background as well as polished written and verbal communication skills with a desire to grow and learn in real estate acquisitions.
CORE ROLES & RESPONSIBILITIES:
- Provide financial underwriting for new acquisitions by building cash flow models in Argus, analyzing investment returns in Excel, and evaluating the financial impact of various investment scenarios.
- Prepare investment summaries, recommendations, and presentations for senior management and investment committee
- Perform various due diligence responsibilities which include reviewing lease documents to verify accuracy of Argus models, collaborating with departments to determine operating and capital plan, comparing historical financials and tenant reimbursements to projected cash flow, and conducting market research to support investment assumptions
- Prepare and coordinate with escrow the estimated closing statement of a property in acquisition meeting all internal deadlines of approval.
PRIMARY DUTIES: (The below list is not comprehensive, and priorities will change on a day to day basis)
- Respond to any request from capital partners as it relates to the financial underwriting of a deal in pursuit
- Provide debt analysis and prepare financing packages for debt placement
- Abstract loan agreements and prepare company debt summary
- Prepare internal property summary reports to assist in the transition of a new acquisition into asset management
- Provide market research reports including sale and lease comps for existing properties to operations team
- Assist in the disposition of properties by providing updated argus models, rent rolls, and financials to brokers.
DESIRED SKILLS AND EXPERIENCE:
- BA/BS degree in Finance, Real Estate, Economics, Math, or related field
- Graduate degree, CFA, or CPA a plus
- 2+ years of commercial real estate, investment management, or financial analysis experience.

Compensation: 75K-85K DOE + 5% Bonus Eligibility. Competitive Healthcare Coverage, Multilayered Vacation, & 401K offerings.
