Job Description:

  1. Develop and implement property management policies and procedures.

  2. Oversee the leasing and marketing of properties by working with Property Managers on sales strategies to minimize vacancy loss. 

  3. Manage budgets and financial reporting; monitoring expenses and making adjustments as appropriate. 

  4. Handle escalated tenant and/or owner complaints and resolve disputes. 

  5. Ensure compliance with local, state, and federal laws and regulations including but not limited to City of Seattle Rental Ordinances and Fair Housing laws. 

  6. Hire and manage staff, including property managers and temporary summer leasing staff. 

  7. Supervision of Maintenance manager and general oversight of maintenance operations. 

  8. Develop and implement policies and procedures for improving building operations, customer service, and leasing. 

  9. Serve as a member of the executive management team, contributing to organizational decision making and strategy. 

  10. Ensures deadlines are met consistently with a high level of quality. 

  11. Identifies and implements opportunities for the portfolio to maximize value and enhance performance of properties

  12. Leads the due diligence process for new management contracts

  13. Prepares property management proposals and management agreements

  14. Responsible for ongoing staff training and development.

  15. Benchmark and track department goals and performance. 

  16. Perform inspections of communities to ensure proper curb appeal, leasing and maintenance operations, delivery of our brand promise to residents, and professionalism of team members.

  17. Lead the property management function in the achievement of budgeted financial goals and fee generation across the portfolio.

  18. Work closely with the Asset Management group to develop long range plans, group goals and prepare to execute on objectives.

  19. Oversees the preparation of various reports summarizing the financial, operating and capital, leasing and marketing activity for each property for internal and external distribution.

  20. Risk management, ensuring appropriate actions are taken on a regular basis to minimize liability to company or property. 

  21. Continuously research and stay current with the real estate market and the latest property management trends and technologies to ensure that the properties are competitive and that the company is utilizing the most current best practices.

 

Qualifications: 

  • 5+ years experience in Property Management

  • People management experience

  • Bachelor's Degree or equivalent experience

  • WA State Real Estate Brokers License

  • MFTE training & experience

  • CRMC, MPM, CAM, CAPS or other related Property Management Certification 

  • Proficient in Microsoft Office & GSuite

Preferred Qualifications: 

  • Appfolio Experience

  • WA State Managing Brokers License

Position Type/Expected Hours of Work: 

  • This is a full-time in office position. Days and hours of work are Monday through Friday, 9am-5pm, 40 hours per week. Night and weekend work may be required depending on season or events. Flexible remote hours as deemed appropriate or as needed. 

 

Supervisory Responsibility:

  • The position is responsible for overseeing Property Managers, Maintenance Manager, Leasing Staff, Seasonal Staff

Compensation: 

  • $105-120k DOE
