Job Description: Visions In Education Charter School is seeking a Building Maintenance Worker that will perform maintenance and repair of buildings and equipment as well as perform custodial services. JOB DESCRIPTION: CHARACTERISTICS OF THE CLASS Under general supervision, performs semi-skilled maintenance and repair of physical systems of buildings and equipment; performs custodial services. EXAMPLES OF DUTIES Any one position may not include all the duties listed nor do all the listed examples include all tasks that may be found in positions of this class. ● Makes minor carpentry, electrical, mechanical, plumbing repairs including but not limited to: minor electrical system repairs including wall plugs, receptacles, switches and cords; repairs and installs door and door closers; cleans or picks door locks; straightens or places doors, hinges and handles; cuts off locks; repairs and replaces window hardware, locks and latches; boards up windows; repairs furniture including tables, desks, chairs; builds shelves and bookcases; repairs minor faucet leaks; clears toilet and drain stoppages; replaces floor and wall tiles, baseboards and safety treads; sets and repairs time clocks and replaces light bulbs. ● Performs preventative maintenance on electrical and mechanical systems. ● Performs interior and exterior painting. ● Performs site safety inspections and notifies supervisor of safety hazards or repair needs. ● Moves furniture, and sets-up and tears-down chairs, tables and equipment in meeting rooms, and office areas. ● Inspects and installs fire extinguishers and smoke detectors. ● Picks up and delivers supplies and materials to various offices. ● Prepares and keeps maintenance record. ● Inventories and orders all maintenance supplies and equipment. ● Prepares work and supply orders, contacts vendors as needed and tracks orders until delivered. ● Notifies supervisor (both verbally and in writing) of the status of work and any problems. ● Uses hand tools, and power tools in making minor maintenance repairs, and while maintaining building, grounds and walks. ● Follows all applicable safety rules and procedures. ● Performs landscaping, cleanup and trimming. ● Performs a variety of miscellaneous maintenance tasks. ● Attends staff meetings, in-service training, workshops, conferences and other training. ● Provides supervisions and direction of on-call maintenance staff. ● Maintains confidentiality. ● Perform other duties as assigned. QUALIFICATIONS EDUCATION, TRAINING AND EXPERIENCE: ● Prior experience in building maintenance, mechanical, plumbing, carpentry or electrical trades. SKILLS, KNOWLEDGE AND ABILITIES: ● Knowledge of or ability to learn, interpret and apply Visions In Education’s objectives, policies, procedures, rules, regulations and operations. ● General knowledge of skilled trades such as plumbing, electrical and carpentry. ● Knowledge of the methods, materials, tools and equipment used in custodial care and routine facilities maintenance. ● Ability to inspect, repair, and maintain buildings and grounds. ● Ability to analyze and diagnose minor mechanical malfunctions; ● Knowledge of work hazards and safety procedures. ● Knowledge of safe driving principles and practices and ability to operate a motor vehicle safely. ● Ability to safely, efficiently and effectively use a variety of custodial, building maintenance and grounds maintenance materials, supplies and equipment with skill and efficiency. ● Ability to keep simple records and perform basic mathematical calculations and measurements. ● Ability to read and understand English sufficient enough to follow directions/instructions in operating and installation manuals, on supply, material and equipment labels used on the job, in MSDS books/information, and to follow a schedule and to follow instructions/notes left by the supervisor or other site staff. ● Ability to work independently or in a team environment performing routine task without direct supervision, following basic directions and being accountable for results. ● Skill and ability to plan, organize, coordinate, prioritize and handle multiple tasks, work under pressure, and work with priorities/deadlines subject to changes and frequent interruptions. ● Ability to communicate effectively, both orally and in writing. ● Skill and ability to use tact, patience and courtesy in interpersonal relations and deal with angry/upset people in a professional manner. ● Ability to establish and maintain effective work relations with those contacted in the performance of assigned duties. ● Ability to maintain a professional attitude, a strong customer service focus at all times and a desire to succeed and solve problems. ● Knowledge, skill and ability to use a wide variety of office equipment including but not limited to: personal computers, associated software programs (including Windows, word-processing, spreadsheets, database and web based applications), e-mail, Internet, copiers and phones. OTHER QUALIFICATIONS: ● Possession of a valid California driver’s license, availability of a vehicle and evidence of vehicle insurance. ● Willingness to travel locally and within the surrounding counties. ● Due to the nature of our work serving students and families, this position may be required to work overtime, work weekends and possibly flex your schedule to meet the needs of our students/families and/or be on-call and return to work for emergency situations. WORK ENVIRONMENT AND PHYSICAL ABILITIES The physical requirements below are necessary to perform the essential job functions. Reasonable accommodation will be made to enable a person with a disability to perform these functions. ● Work environment is a combination of inside and outside work requiring constant movement, manual labor and physical agility and strength. Outside work may be in adverse weather conditions including heat, cold and rain. ● Physical, mental and emotional stamina to work up to an 8-hour shift under sometimes-stressful conditions, with distractions and interruptions and deal with angry/upset people in a calm and professional manner. ● Ability to perform heavy physical labor, including carrying supplies, trash, tools and computers of light to medium weight weighing up to 50 pounds on a frequent basis, and over 50 pounds on an occasional basis. ● Ability to stand, walk, bend, stoop, kneel, crouch, crawl, perform repetitive arm and shoulder motions with moderate exertion, lift heavy objects and climb ladders on an occasional basis during an 8 hour shift to perform cleaning, maintenance and repair of buildings and grounds. ● Flexibility, agility and manual dexterity to use hand and power tools and equipment, to use a wide variety of office and computer equipment, to keyboard and write, file, and maintain records and reports. ● Visual acuity to operate equipment and read technical and safety information. ● Sufficient eye-hand coordination to use tools, operate equipment and perform manual labor. ● Ability and agility to walk over uneven surfaces and work in confining spaces. ● Physical health to work around dust and chemicals usually found in cleaning supplies and fluids used to operate power equipment. ● Sufficient hearing to diagnose equipment malfunctions and to conduct in-person and telephone (and cell phone) conversations. ● Sufficient body movement and mobility to drive a small truck and load and unload supplies, tools and equipment. ● Ability to speak in an understandable voice with sufficient volume to be heard in normal conversational distance and on the telephone (including cell phone). ● Sufficient physical mobility to enter/exit a light truck and drive on a frequent basis to various local locations and to surrounding counties.
