Job Description

Job Function:

Under direct supervision, oversees, coordinates, and maintains the safe and efficient operation of all building systems, specifically technical and property-related operations.

Duties and Responsibilities:

  1. Repair and maintenance of all building and its equipment including but not limited to doors, floors, walls, ceilings, light fixtures, plumbing fixtures, roofs, irrigation, locks, and keys, etc.
  2. May assist engineers to perform inspections and conduct periodic general preventive maintenance on the building's mechanical, electrical, and plumbing systems. This involves normal lubrication, adjustment, cleaning, water treatment, and periodic testing of all building systems and equipment including but not limited to; chillers, cooling towers, pumps, air handling units, boilers, VAV boxes, variable frequency drives, water heaters, and air compressors, etc.
  3. Respond to, prioritize and complete assigned work orders via the CMMS work order tracking system.
  4. Coordinate work activities of contractors & outside vendors, and assist them with isolation of building systems as necessary, and monitor their workmanship.
  5. Respond immediately and effectively to ensure building occupant safety in all emergency situations including fire, evacuations, and equipment failure.
  6. Daily coordination and communications with Property / Engineering Manager and/or Building Engineer regarding maintenance issues, work orders, budgets, and tenant relationships.
  7. Coordination and communications with Day Porter / Janitorial Staff are as necessary. May also be responsible to assist or fill-in for these team members if necessary. Including but not limited to tasks such as maintain the exterior grounds with trash pickup, empty all ashtrays & trash receptacles, sweep building entranceways & assist with snow removal as needed.
  8. Daily coordination and communications with tenants, customers, and building occupants.
  9. Comply with all applicable codes, regulations, and company directives as relates to building operations and practice safe work habits.
  10. Be courteous, neat, clean, and in proper uniform; always representing the Company in a professional, moral, and ethical manner.
  11. Responsible for ordering and maintaining an inventory of parts and supplies needed for the continuous operation of the facility.
  12. Maintain the cleanliness of equipment rooms to include the following:

1. Clean equipment

2. Clean mechanical rooms

3. Paint mechanical rooms and equipment

4. Perform routine inspections of mechanical rooms for burned-out lighting or other general maintenance items.

  1. Perform preventative maintenance and general repairs on electrical equipment and perform installations including, but not limited to:

1. Lighting systems

2. Raceway and wiring systems

3. Low voltage communication/control wiring and terminations

  1. Maintain and repair plumbing systems including, but not limited to:
    1. Restroom fixtures (toilets, urinals, sinks, faucets, flush valves, valves, dispensers, etc.)
    2. Sanitary and stormwater drainage piping, traps, and vents
    3. Tenant equipment (sinks, faucets, garbage disposals, dishwashers, coffee makers, ice makers, etc.)
  2. Maintain and repair architectural systems and finishes including, but not limited to:
    1. Locks and door hardware
    2. Restroom partitioning systems
    3. Rails and barrier systems
    4. Minor repairs to ceiling, wall, and floor systems
    5. Minor repairs to tenant furniture systems
    6. Install pictures, signs, cabinets, racks, enclosures, etc.
  3. Properly record and maintain:
    1. Meter readings
    2. Service request forms
    3. Payroll time card
    4. Parts and material forms
    5. Mechanical room and equipment inspection logs
    6. Preventive maintenance forms
  4. Maintain superior appearance of all the MEP systems assigned to the Engineering Department
  5. Coordination and communications with Day Porter / Janitorial Staff are as necessary.
  6. Compose written, factual reports of occurrences and incidents on the property
  7. Repair and maintenance of other building equipment including but not limited to doors, walls, ceilings, light fixtures, plumbing fixtures, roofs, locks, and keys.
  8. Assume additional duties as delegated by Management

 

Job Requirements/Qualifications and Knowledge, Skills and Abilities:

1. Must have a minimum of 1-2 years building maintenance experience, commensurate with the position being filled (i.e. high rise building, low rise, Maintenance Technician or assistant)

2. Maintain a professional appearance and manner at all times while at the property and maintain a calm demeanor in emergency situations.

3. Ability to climb up and down stairs and ladders.

4. Ability to lift 50 lbs. or more.

5. Ability to work standing all day.

6. Ability to access remote work areas, i.e., crawl spaces, roofs.

7. Ability to use olfactory, auditory, and visual senses.

8. Ability to utilize full manual dexterity (i.e. sitting, squatting, bending, crawling, kneeling, lifting, walking, manipulating tools with limbs extended).

9. Ability to meet the highest attendance requirements.

10. Ability to accommodate varying work schedules.

11. Basic working knowledge of electrical, electronic, pneumatic, and mechanical control devices

12. Knowledge of basic hand tools, i.e., socket sets, wrenches, pliers, screwdrivers, saws, and hammers, etc.

13. Knowledge of power tools (pneumatic, electric, or engine drive) drill motors, saws, grinder, impact wrenches and drain cleaner, etc.

14. Ability to read and use shop manuals and drawings.

15. Ability to read steam, gas, water, and electric utility meters.

16. Ability to use basic measuring and recording equipment such as temperature indicators, pressure gauges, and voltage testers.

17. Ability to use deductive logic for troubleshooting equipment.

18. Good verbal and written communication skills

19. Working conditions: Indoors – 80% and Outdoors – 20

20. Must be proficient in the use of a personal computer, handheld communication device and have knowledge of CMMS software such as 360 Facility (Rediworks)

21. Great communications ability, both verbal and written.

22. Ability to interact with co-workers, tenants, contractors, and the general public in a positive and professional manner.

23. Must possess a valid driver’s license with a good driving record.

24. Possess competent knowledge of the methods, tools, and equipment used in the maintenance and repair of HVAC, plumbing, and electrical equipment and building systems.

25. Ability to read and interpret blueprints.

26. Ability to work safely and adhere to necessary job safety requirements, including but not limited to installing and operate rigging and lifting devices.

 

Education:

High School Diploma or equivalent

Any license required by local, state, or national municipalities.

 

Additional Responsibilities:

Will be required to work evenings, holidays, and weekends to ensure proper work coverage.
