What you'll be doing...
As our Senior Network Manager you will be responsible for leading the Real Estate and Regulatory team. You'll manage a team to deliver the financial & legal real estate negotiations of New Builds, modifications, In-Building, large Venue, DAS, ODAS, and jeopardy renewal leases within the Southwest Region. Additionally, being responsible for managing the Regulatory Specialists. Ensuring the filing of applicable regulatory applications for wireless transmission sites in order for VZW to remain in compliance with the governing regulatory body. As a leader in this organization you will motivate, coach and develop your team to maximize productivity and drive employee performance. You should have the natural ability to work through complex situations and collaborate with different organizations to ensure results. Managing an internal team and external vendors for all property management of existing network cell sites, to select site, lease, renew leases, zone, manage A&E drawings, permit, filing regulatory applications for modifications, in-building, and new build sites.
+ Managing the regional new build Real Estate team and work closely with peer groups such as Project Management, RF Engineering, Transport Engineering, and Construction Engineering to meet regional objectives with respect to build plan.
+ Establishing expectations around turn-around time for specific tasks, measuring performance, and managing performance accordingly.
+ Looking for ways to improve current processes and tools that will help the team improve turn-around time.
+ Creating monthly objectives and establishing processes/methods to hold regional teams accountable.
+ Holding Site Acquisition vendors accountable for delivering quality leases, zoning & BP applications, and overall results.
+ Evaluating and onboarding of employees, prospective vendors and contractors.
+ Soliciting bids, negotiating and awarding contracts associated with real estate services - from inception through completion, as needed.
+ Ensuring team goals are aligned with Company direction.
+ Maintaining a positive work environment, as measured by the results of Employee Opinion Surveys, while meeting targeted Team and personal objectives.
+ Managing large-scale projects and collaborating with teams to ensure work production meets and exceeds our goals.
+ Attending zoning hearings and negotiating difficult leases with landlords.
+ Partnering with Outside Legal and Government Affairs in local lobbying with Cities, as needed.
+ Leading the team to successfully negotiate work and working with all Landlords and their agents, and vendors in order to preserve the company's rights and meet the company's contractual and regulatory obligations.
+ Establishing and maintaining effective working relationships with other managers, peers, executive leadership, clients and key contacts within other departments within Verizon Wireless and with outside vendors and customers.
+ Ensuring proper FCC, NEPA, FAA and SHPO requirements are met.
+ Communicating effectively at all levels.
What we're looking for...
You'll need to have:
+ Bachelor's degree or four or more years of work experience.
+ Six or more years of relevant work experience.
+ Knowledge of the wireless industry including real estate, construction, transport, operations, and RF/System Performance functions.
+ Valid driver's license.

+ A degree.
+ Experience in the wireless telecommunications industry in positions of increasing scope and responsibility.
+ Strong leadership and organizational skills and the ability to develop, manage and track the execution of multiple projects simultaneously.
+ Demonstrated ability to lead, motivate and coach large diverse teams toward common goals and objectives.
+ Demonstrated ability to deliver quality results and to meet or exceed objectives while working in a fast-paced environment.
+ Demonstrated excellent written and verbal communication skills.
+ Excellent project management skills and a demonstrated ability to deliver upon commitments, goals and objectives.
+ Proficiency in office tools, analytics and database management.
+ Strong conflict resolution and negotiating skills.
