Job Description

The Painter/Maintenance Tech is responsible for inspection, performance and maintenance are major functions of a painter/maintenance team member. Also, to keep residents, staff, and guest safety as a number one priority. A painter/maintenance technician must be able to perform routine maintenance and repair tasks competently and safely. Common maintenance and repair tasks can include everything from simple litter removal and weed pulling to HVAC, plumbing, appliance, carpentry, and electrical work.

PREFERRED QUALIFICATIONS:

  • Must have 2-3+ years of knowledge and experience in maintenance work at either residential or commercial building.
  • Excellent interpersonal skills and ability to effectively foster working relationships with the shareholders/residents and staff.
  • Basic command of typing on computer or phone to update residents about status of projects.
  • Reading and writing skills to be able to communicate through our database or by emails to staff and residents
  • Required to be on-call for after hour emergencies.

The Painter/Maintenance Technician responsibilities will include:

PAINTING:

  • Knowledge of repairs with plaster and drywall.
  • Paint/stain areas in common area and in resident’s units including resident doors and door frames
  • Scraping and painting plaza fountain once a year
  • Keeping inventory of painting supplies
  • Under general supervision, perform skilled maintenance painting tasks in protecting and decorating the surfaces of buildings common area and in resident units
  • Repairs to wallpaper and carpet in common areas

IN-UNIT MAINTENANCE:

  • Replacement of light bulbs in light fixtures
  • Replacement of ballasts in kitchen fixtures
  • Unclogging drains and toilets
  • Repair of water leaks
  • Repair/replacement of doorbells
  • Minor repairs and/or replacement of plumbing fixtures in kitchens and bathrooms
  • Installing new door and mailbox locks in mailroom
  • Re-keying door locks and making replacement keys for bottom locks
  • Service convector units (including bi-annual filter replacement)
  • Replacing convector motors and other parts as required
  • Minor electrical repairs (replacement of wall outlets)
  • Normal repairs to apartment entry doors and frames as well as window frames
  • Replacement of smoke detectors and batteries
  • Remove window screens for window washing and other construction projects
  • Repair closet doors and rods
  • Assess leaking refrigerators and dishwashers and inform residents if replacement or outside contractor is needed
  • Carpentry

MAINTENANCE OF THE COMMON AREAS:

  • Perform scheduled maintenance on waste drains outside and inside building
  • Replace light bulbs in garage, stairwells, around pool deck, on plaza and in all common areas
  • Perform scheduled cleaning of garage floor
  • Assist with snow removal in the winter and leaf removal during the fall months
  • Clean dryer vents three times a year
  • Minor repairs to laundry rooms (excluding the appliances)
  • Minor repairs to wallpaper and carpet
  • Provide assistance to chief and assistant engineer with emergency during non-working hours
  • Carpentry as needed
