Title: Mortgage Processor/ Closer/ Funder
Location: UTFCU Corporate Headquarters (Not Remote)
SUMMARY: The Mortgage Loan Processor will provide professional support by handling the step-by-step processing and all task related to transforming a mortgage file. Serves as the day-to-day contact person for credit union staff to respond to questions and guide the workflow.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.
PROCESSING:
Member Services:
- Provide excellent member service by effectively communicating and cooperating with all internal and external sources.
- Ability to maintain professional conduct in language, appearance and attitude with all members and credit union personnel under time constraints.
- Assist management in the training and support staff members to implement new loan products and services in accordance with management direction.
- Ensures exceptional member service by maintaining thorough knowledge of lending programs, policies, procedures, and regulatory requirements, and demonstrating a commitment to professional ethics.
- Identify opportunities to streamline and automate processes to improve scalability.
Loan Review/ Processing:
- Process loan application (HELOC, Equity, Conventional, Refinance, FHA, VA) in a manner consistent with all company policies and procedures as well as all regulatory requirements.
- Manage the pipeline of loans and maintain timely and compliant flow of such loans through the process.
- Verify that loan set up is accurate and compliant with loan product selected.
- Responsible for finding solutions to challenging scenarios or loan conditions with the ability to find acceptable solutions.
- Analyze and evaluate documentation for completeness and accuracy prior to submitting file for underwriting review.
- Oversee preparation necessary disclosures or re-disclosures based upon loan product type.
- Courteously communication with members and lending staff information regarding loan status and requested additional information for application.
- Act as team lead by stepping in during staff absences and adherence to service standards.
- Utilize department checklist and request title commitment, property validations, flood certificates, financial verification, insurance, any legal documentation, and other information as needed for loan approval.
- Keep abreast of changes in policies and procedures, standards, and regulations applicable to the Credit Union and the industry.
- Consult with management regarding escalated issues from both members and team as they arise to resolve issues related to credit decisions.
- Provide materials to the mortgage loan manager and/or senior mortgage consultant to make an adequate credit decision.
CLOSING/FUNDING/ POST CLOSING
Closing/ Funding:
- Review final approval and validate closing fees and updated payoffs, etc.
- Oversee the preparation of all initial and subsequent closing disclosure and closing package prior to loan closing. Utilizes checklists to ensure all essential documentation will be available at closing.
- Prepare and track members receipt of Closing Disclosure per TRID regulations.
- Communicates with branch staff and third parties to accommodate closings.
- Monitor and maintain the daily funding report, ensuring the loans are disbursed timely and correctly.
Post-Closing:
- Oversee post-closing file imaging of loan documents into core system for servicing.
- Conduct thorough post-closing review of completed closing package to ensure accuracy and completeness.

- Technological skills and knowledge, including computer literacy.
PERFORMANCE STANDARDS:
The mortgage processor should exhibit excellent communication skills. A successful mortgage processor will exhibit patience, accuracy, and focus, with the ability to think on their feet. A successful mortgage processor will have the ability to work in a dynamic environment. Work well under pressure, meeting multiple and sometimes competing deadlines, always demonstrating cooperative behavior with colleagues and supervisors. Regular and timely attendance is necessary. Performs responsibilities in accordance with all applicable federal and state regulations, including but not limited to Reg. B, the Bank Secrecy Act, Equal Credit Opportunity Act, Fair Credit Reporting Act, Real Estate Settlement Procedures Act, Truth-in-Lending Act, Home Mortgage Disclosure Act, Community Reinvestment Act, and the Flood Disaster Protection Act.
QUALIFICATION REQUIREMENTS:
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. EDUCATION and/or EXPERIENCE:
Associate's degree or equivalent; and one to two years' related experience in mortgage lending; or equivalent combination of education and experience.
LANGUAGE SKILLS:
Ability to read and interpret documents such as loan agreements, and debt obligation documents such as judgments, liens, maintenance enforcement orders and similar instructions and processes relating to debt obligations and recovery procedures. Ability to write simple correspondence. Ability to effectively present information in one?on?one and small group situations to members, and other employees of the organization.
MATHEMATICAL SKILLS:
Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent.
REASONING ABILITY:
Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of documents relating to credit granting, debt collection and deal with several abstract and concrete variables.
CERTIFICATES, LICENSES, REGISTRATIONS:
Notary public, or the ability to obtain.
OTHER SKILLS and ABILITIES:
- Ability to perform basic computer functions including input, output, and inquiry to member accounts and other account information required in the member service function.
- Availability to attend functions that support the credit union's educational, community, and marketing outreach efforts.
- Ability to operate standard office equipment and tools, such as personal computer, postage machine, fax machine, telephones, photocopier, typewriter.
- Familiar with the differences in products and services offered by other financial institutions to those offered by the credit union.
- Familiar with the Fair Credit Reporting Act (FCRA).
