Under direction of the Maintenance and Repairs Division Manager, oversees the installation of controls equipment in accordance with all applicable plans, specifications, codes, and department standards. Inspects installation sites and studies work orders, building plans, and installation manuals to determine materials requirements and installation procedures. Diagnoses malfunctioning systems, apparatus, and components, using test equipment and hand tools, to locate the cause of a breakdown and corrects the problem. Troubleshoots BAS, HVAC controls equipment, smart breakers, and relays.
Distinguishing Characteristics
This is a job classification within the Skilled Trades job family. Operates, programs, calibrates, and troubleshoots building automation systems. Trains others in the use of HVAC controls applications and software. This classification may require work in secure facilities. This classification may require a flexible work schedule to meet the needs of the Facilities Management Department.
- Lays out and designs HVAC building automation systems for new Travis County facilities.
- Programs the building automation HVAC system to the specified sequence of operations.
- Customizes graphical screens of HVAC building automation systems.
- Creates all graphical documentation for new and existing projects.
- Interacts with maintenance technicians at all levels to resolve BAS HVAC issues and provides answers in a timely manner.
- Manages relationships and interactions with HVAC BAS vendors.
- Reports BAS vendors performance.
- Manages HVAC building automation projects from their inception to completion.
- Provides management in the administration of the BAS infrastructure system, including the implementation of additions, deletions, and modifications to the system.
- Assists in evaluating new BAS software and hardware for new and existing facilities.
- Implements and assures the set-up of hardware and software required for the HVAC BAS system and maintains inventory of each including tracking platform licenses and passwords.
- Trains and supports users of BAS HVAC automation systems for the FMD Maintenance & Repairs Division.
- Performs other job-related duties as assigned.
Education and Experience:
Associate degree in technical fields related to Building Automation and five (5) years' experience in Building Automation Systems, including two (3) years' experience in HVAC BAS equipment.

Any combination of education and experience that has been achieved and is equivalent to the stated education and experience and required knowledge skills, and abilities sufficient to successfully perform the
duties and responsibilities of this job.
Licenses, Registrations, Certifications, or Special Requirements:
Valid Texas Driver's License.
Applicants are required to successfully pass the background investigation, including fingerprint clearance.
Knowledge of:
- HVAC codes, related terminology, practices and procedures.
- Chilled water and Heating Hot water systems.
- Federal, State, Local and County applicable laws, guidelines, rules, regulations, and Codes for HVAC and Electrical systems.
- Computer equipment to include word processing, spreadsheets, databases and BAS related Software.
- Business letter writing, grammar and punctuation, and report preparation.
- Operating and using standard HVAC test tools and equipment.
- Installing and maintaining HVAC instrumentation equipment.
- Reading and interpreting schematics and blueprints.
- Proper and applicable safety practices, procedures and regulations.
- Working with others, including on a team.
- Explaining complicated problems in simple non-technical language.
- Calculating estimates of time, labor and quantities of materials needed.
- Diagnose equipment problems to repair or replace.
- Troubleshoot problems with the BAS
- Communicate clearly, concisely, and with profession tact both verbally and in writing.
- Reason and make judgements and decisions.
- Manage time well, perform multiple tasks and organize diverse activities.
- Establish and maintain effective working relationships with departmental Customers, other County employees and officials, representatives of outside agencies, and the public.
Physical requirements include lifting/carrying up to 25 pounds, visual acuity, speech and hearing, hand and eye coordination and manual dexterity, necessary to operate a computer, monitor, keyboard, printer, fax machine, copier, adding machine, typewriter and basic office equipment, vision to monitor, standing, sitting, walking, climbing stairs, bending, stooping, crouching, kneeling, pushing, pulling, reaching, driving, twisting, balancing, repetitive motion, client/customer contact, squatting to perform the essential functions.
