Job Description Job Summary: The HVAC Technician is responsible for the day-to-day operations of office buildings. Tenant satisfaction is the goal. Daily tours of all associated building systems are required.
It is the basis for predictive maintenance, being able to detect any failures to the building systems before they happen. Performing daily, monthly, and periodic maintenance is the key to equipment operating properly. Role and Responsibility: P erform daily inspections of all mechanical equipment. Verify the energy managements system is operating correctly. Monitor space temperatures frequently and make necessary adjustments to ensure tenant comfort.
Perform PM work orders in the NCMMS system, closeout completed work orders. Perform daily cleaning of all office areas and common areas. Daily tours of all office areas and restrooms.
Check restroom fixtures for proper operation, check supplies to make sure they are stocked. Respond to tenant work requests. Be readily available for afterhours calls.
Must be able to travel to other sites to help as needed. Perform continuing education as required to hold licenses current. Be very proactive in the maintenance of the building.
Maintain a professional work ethic by being on time and ready for the shifts required. Qualifications: · Janitorial skills, green cleaning, and commercial floor care skills desired. · Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables. · Ability to read blueprints. Ability to understand the operation of energy management systems and be able to repair all associated sensors and temperature controlling devices. · Basic carpentry and painting skills would be helpful. · Must possess a minimum of four (4) years of continuous HVAC experience.
Also, have the experience with 1800-2000-ton unit exposure. · Must possess 2nd class B [or higher] Minnesota steam engineers license, Universal Refrigeration License Type III, and Universal CFC Certification. · Ability to read, interpret, and explain blueprints, schematics and manufacturer's instruction. · Must possess basic computer, good communication skills, electrical knowledge with great trouble shooting skills, and plumbing knowledge. · Knowledge of Inet 7 or ability to run building energy management system, to include new controls installation and calibration. Steam controls, and steam trap repairs, damper controls. · Knowledgeable of theory related to HVAC Systems, heating and chilled water pumps including repairs, controls, and pneumatic controls for capability of planning, scheduling, and inspecting work, to include electronic circuitry, pneumatic and electronic control systems. · Ability to supervise and monitor sub- contractors as they perform cleaning and or mechanical repairs at this facility. · Computer skills in Windows, Excel ability to build forms and graphs. · Familiar with of other trades, to include sheet metal, fire dampers, zone control, air flow volume and velocity and damper linkages. Plumbing: water and steam supply, drainage, gravity systems, condensation, water make up evaporation and human protection systems.
Electric; circuit breakers, relays, solenoids, transformers, timers, electromagnetic contactors, vacuum tubes, motors and motor controls and overload protection devices. · Must also possess experience in the plumbing trade enough to perform plumbing services at the building. Li cense/Certifications: · Universal Refrigeration License, NATE Certification HVAC, · HVAC Mastery Certification, Boiler License, Low voltage Electrical License (preferred) · Plumbing License (preferred). Physical Requirements & Working Conditions: Oversees the work completed in making repairs and installations around energized equipment, in dirty and dimly lit areas, ranging from very hot to cold temperatures. Inspects, and sometimes works hands-on with systems and equipment in hard-to-reach places requiring standing, stooping, bending, kneeling, climbing, and working in tight and uncomfortable positions. May be required to lift, carry, and set up equipment that weighs up to twenty (20) pounds. Occasionally, may lift and carry items that weigh over fifty (50) pounds. The work is done inside and outside, and could be noisy, dirty, dusty, and greasy.
