SUMMARY: Maintenance Manager for 667-unit garden style apartment community. This position is primarily responsible for supervising and coordinating activities of workers engaged in maintaining and repairing physical structures of buildings and grounds, as well as performing these work activities, including managing & responding to emergency on-call maintenance requests outside of business hours, including weekends, on a rotating basis.


DUTIES AND RESPONSIBILITIES:

  • Directs and performs the activities of workers engaged in renovations, painting and performing structural repairs to masonry, woodwork, and furnishings of buildings.
  • Directs and performs the activities of workers engaged in ground maintenance, such as mowing lawns, trimming hedges, removing weeds, and raking and disposing of leaves and refuse.
  • Directs and performs the activities of workers engaged in the general cleaning and up keep of buildings, including buffing, dusting, sweeping, mopping, vacuuming, and washing windows.
  • Directs and performs the activities of workers assisting other departments as requested, including moving furniture and unloading and storing supplies.
  • Requisitions tools, equipment, and supplies.
  • Inspects completed work for conformance to blueprints, specifications, and standards.
  • Studies production schedules and estimates worker hour requirements for completion of job assignment.
  • Interprets company policies to workers and enforces safety regulations.
  • Establishes or adjusts work procedures to meet production schedules.
  • Suggests changes in working conditions and use of equipment to increase efficiency of work crew.
  • Analyzes and resolves work problems, or assists workers in solving work problems.
  • Initiates or suggests plans to motivate workers to achieve work goals.
  • Maintains time and production records.
  • Confers with other supervisors to coordinate activities of individual departments.
  • Manages rotating on-call maintenance schedule assignments regarding emergency maintenance calls outside of business hours, including weekends.
  • Oversees Snow removal operations and/or contractor. Is a responsible for operating company truck and performing plow operations during inclement weather.



SUPERVISORY RESPONSIBILITIES:

  • Directly supervises 5-8 employees within the maintenance department(s).
  • Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws.
  • Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

QUALIFICATIONS:

  • 1 year certificate from college or technical school; or 3-6 months related experience and/or training; or equivalent combination of education and experience
  • Knowledge of ventilation/air conditioning, heating, electrical,

plumbing, carpentry, painting, and other generally accepted maintenance skills.

  • Knowledge of city and state building codes, OSHA requirements, and ADA
  • Demonstrated proficiency in supervising and motivating subordinates
  • Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.
  • Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.
