The Caves Development Group specializes in the development and construction of auto condominium buildings called The Caves. These mancave communities cater to high-end clientele who are looking for highly secure and well built private garages to store vehicles, host friends, and create personal workshops or home offices. We're rapidly expanding and looking for key players to grow with us.

Job Summary

We're currently seeking an experienced Director of Construction / Senior Project Manager to join our team. A successful candidate will have experience with developing multiple commercial construction projects, managing construction administration teams, navigating entitlements and permitting, and overseeing risk and financial management. A qualified candidate must be an ambitious and detailed individual with the ability to manage shifting priorities and display leadership and team building qualities.

Responsibilities

As a key member of the development team, this incumbent will plan, organize, budget and monitor all phases of construction processes in order to maintain efficient production operations.

CORE RESPONSIBILITIES

  • Manage the departmental set up, quality assurance, construction standards.
  • Develop and monitor construction budgets and enforce cost controls.
  • Obtain project entitlements and permits that may require meetings with local jurisdictions and design professionals to resolve issues.
  • Interface with management, sales, and accounting on client upgrades and scope adjustments.
  • Assist leadership with RFP and contracting process for architects, engineers, contractors, and other project consultants.
  • Assist with project management, development of project schedules, and monitoring costs, progress and delays to keep projects on time and on budget.
  • Organized facilitation of the design and construction meetings to ensure alignment and coordination of deadlines, goals and deliverables.
  • Identify potential project risks and develop mitigation strategies.
  • Oversee and manage subcontractor COI, licensing, credentialing record retention processes.
  • Oversee and manage subcontractor and owner pay application processes.
  • Work closely with other team leaders specifically but not limited to: President, Director of Operations, Project Manager and Superintendent, Accounting, and Sales.
  • All other duties as assigned, planned or un-planned.

  • Advanced leadership skills for the successful management of construction team(s), processes, budgets and workflow.
  • Proven knowledge and experience in development, including financial feasibility analysis, financing, permitting, construction project management and collaboration with design.
  • Proven ability to focus on details.
  • Demonstrated ability to plan, organize, and manage multiple concurrent and complex projects and to work effectively and efficiently under pressure to meet required deadlines.
  • Demonstrated analytical, innovative problem solving, and decision-making skills.
  • Ability to establish a close working relationship with the company's ownership and exhibit excellence as a facilitator, mentor and manager as required.
  • Drive for results leadership style; consistent efforts.

Able to work independently exercising excellent judgment and maturity.

  • Proficient knowledge of construction regulations for federal, state and local levels.

MINIMUM QUALIFICATIONS

  • Four-year Construction Management/Engineering /Architect degree or equivalent combination of education and experience.
  • A minimum of 7 years experience in construction with proven outcomes managing projects of >$10M utilizing a variety of methods including outside owner representative, general contractors, design/build, construction management, and third-party.
  • Experience working with local, regional and national firms.
  • Advanced experience and understanding of commercial construction means and methods for estimating, accounting, project management.
  • Experience leading and managing project managers and other related project support.
  • Previous experience with multi-site construction.

SUPERVISORY RESPONSIBILITIES

  • Direct supervision of the construction team.

PHYSICAL DEMANDS

  • The incumbent is regularly required to reach with hands and arms, use fingers (keyboard etc.) to handle or feel.
  • Sit, stoop, bend and crouch.
  • Push, pull, and lift up to 60lbs.
  • Perform site visits and walk construction sites
  • While performing the duties of this job, the incumbent may periodically be required to travel by car
