Tenant Coordinator/ Project Coordinator- Owner Side

Do you have experience working as a Tenant Coordinator in the commercial development or property management field? Looking to work for a company that is continuously growing their portfolio? This could be the job for you!! California based property development and management firm is seeking a Project/Development Coordinator to support commercial construction projects. This position will work with everything from ground up to TI projects. This firm specializes in acquiring, developing and managing commercial retail properties. Company offers expansive benefits, unending growth potential and bonus potential. Position will report to the Director for Construction. There is flexibility for this person to work out of LA or Orange County.

Responsibilities will include:

  • Coordinates with VP to determine scope of work
  • Contacting vendors for potential bids and sending plans for review
  • Submitting RFI's
  • Reviewing bids and coordinating sub selection with upper management
  • Scheduling work orders and selecting vendors for projects
  • Preparing budgets for projects, and managing expenses for each
  • Processing paperwork for city and county approvals/permit
  • Tracking compliance for city regulations and ensuring OSHA standards are met by subs
  • Managing all internal documentation related to project: vendor files, tenant files, maps, etc
  • Providing maps and information related to HVAC, electrical, plumbing, etc
  • Setting up vendors in internal system
  • Preparing all billing and reporting
  • Processing contracts and change orders
  • Managing vendor insurance and expiration dates
  • Coordinating store closures, openings, etc and providing public notifications/posting for suite
  • Preparing suite layout maps and communicating with VP as well as tenant to receive approvals
  • Scheduling site-walks or meetings for planning with subs or consultants
  • Coordinating with Acquisition Team to determine estimates for potential TI and CapX requirements and costs
  • Preparing reporting and working with Ownership throughout various projects

  • Ability to remain organized with many projects

Requirements:

  • 2+ years Construction Tenant Coordinator or Project Coordinator for development or commercial property management industry
  • BA or BS degree
  • Yardi Experience
  • Auto CAD experience or similar drafting program ideal
