Job Description

If you are ready for a new adventure, embrace change and want to exceed the expectations of your residents then working with the Superior Property Management team, this your next adventure. We are seeking an experienced couple or individual to manage a 42 unit residential apartment building in High Prairie. The position require you to live on premise, as a model tenant with respect to noise, cleanliness, care of the property and interactions with others, conducting yourself in a professional manner.

Responsibilities:

  • Ensure the health, comfort and safety of our Customers
  • Must live on-site
  • Applicant must love people, be versatile, hands-on with cleaning and maintenance tasks and take ownership of the site.
  • verify maintenance items requested by tenants, to determine priority, cause, specific description, to fix those within your scope and report those requiring further attention to the Property Manager.
  • Duties include scheduled office hours and on-call duties (excluding scheduled days off)
  • Successful applicants must have a flexible schedule and be available to respond to all on-call needs outside of regular business hours
  • On-call requirements include but are not limited to: answering calls, showing suites, responding to emergencies, attending to after-hours complaints such as noise complaints, cleaning duties, maintaining building quality standards, etc.
  • Ensure daily communication with all site Associates
  • Collect rent and follow up on defaults
  • Ensure vacancy (minimized) and budget (operate within net operating income) are all realized for each site by effective resident service to potential and existing customers
  • Inspections of vacant and upcoming suites
  • Show and Lease suites
  • Ensure all rental enquires are answered within 24hr.
  • Annual suite inspections
  • Prepare and deliver bank deposits
  • Administrative duties including processing paperwork (applications, reference checks, deposits, suite inspection reports, lease agreements, evictions and other notices as required) in an organized and timely manner.
  • Ensure contractors arrive as per scheduled timelines and complete their work as preconditions of the contract
  • Ensure proper and accurate inventory management
  • Snow removal/lawn maintenance as required
  • Maintain cleanliness in al common areas within the property, including, but not limited to; entrance way, halls, stairs and stairwells, laundry room, boiler room and storage spaces and other as required.
  • Touch-up painting as required
  • Complete all required administration for the position on a computer
  • Complete other tasks assigned by the Leader

Experience and Educational Requirements:

  • 2 years of previous experience in residential property management
  • Knowledge of the AB Tenancy Act - RTDRS is an asset
  • Computer experience is required ; Microsoft Office Suite, email, web based programs, Spectra (an asset)
  • Maintenance skills including, but not limited to light plumbing, painting, cleaning, general repairs and maintenance.
  • Ability to bend, push and pull as well as go up and down stairs
  • Self-motivated, professional and with the ability to relate to different people.
  • Proven customer service/resident relation skills in problem solving and decision making.
