Sunstreet Mortgage, LLC is seeking a Learning and Development Specialist to assist in the development of framework for highly engaging learning solutions and platforms, as well as the administration and delivery of the organization's learning programs. The Learning and Development Specialist is responsible for ensuring new team members are welcomed and obtain the foundation required to be successful, as well as ongoing training for existing employees utilizing various tools and methods.

Job Summary:

This position works with processors, underwriters, and escrow officers to close and fund mortgage loans. The Closer/Funder is responsible for preparing Closing Disclosures and Closing Documents, calculating wire amounts and balancing with Title, reviewing signed closing documents, and funding loans.

The successful candidate must have a high school diploma or GED and a minimum of two (2) years of experience, preferably recent experience in the mortgage industry, including experience with new TRID guidelines preferred. The successful candidate must be familiar with documents and paperwork related to Mortgage loans. The candidate will be detail oriented, able to meet deadlines, and work in a fast-paced environment.

Principal Responsibilities:

  • Reviews all closing documents against investor and industry guidelines and standards
  • Reviews loan file to determine if all prior to funding conditions that must be cleared have been satisfied, loan documents have been accurately executed, and requests additional funding requirements as needed
  • Inputs data required to generate closing documents
  • Reviews and sends initial CD and works with the escrow Officer on revisions
  • Processes CD, funding date, and fee update revisions
  • Balances with the Title Company to ensure the correct wire amount is being requested
  • Generates closing packages and sends to the closing agent for Borrower(s) to sign
  • Reviews fee being charged to ensure they were disclosed properly
  • Reviews executed closing documents for compliance and completeness
  • Reviews information entered in the LOS for accuracy and consistency throughout the loan file
  • Addresses inconsistencies with processing staff and Loan Officers, as necessary
  • Inputs all necessary information and draws documents in order to meet scheduled closing
  • Communicates effectively with escrow officers and works closely with processors, Loan Officers, and support staff
  • Calculates wire amount for funding
  • Orders wires from warehouse banks to fund loans
  • Ensures work is completed within established turn times
  • Other duties and responsibilities as assigned


  • Computer literate and ability to use MS Word, Excel, Outlook, etc., and the Internet effectively
  • Basic knowledge of loan documentation
  • Familiar with reading insurance policies, tax information, preliminary title reports, appraisals, and Closing Disclosures
  • Knowledge of MDIA and TRID disclosure requirements
  • General knowledge of loan program guidelines
  • High school diploma or GED and a minimum of two (2) years of experience, preferably recent experience in the mortgage industry, including experience with new TRID guidelines preferred Must have good working knowledge of current mortgage lending compliance and regulatory requirements
  • Adhere to all federal and state compliance guidelines relative to the retail mortgage lending

  • Ability to learn and utilize various in-house technical systems and programs to provide optimal support to their LO

  • Demonstrated abilities in the areas of multi-tasking, problem solving, and analysis
  • Must be organized, detail oriented, able to meet deadlines, able to work in a fast-paced environment, responsible, and able to use good judgment
