Job Description

Award-winning multi-use lifestyle commercial property located in Newport News, VA area needs an experienced Senior Property Manager to join their leadership team.  This company controls and manages multiple mixed use properties across the United States and are actively acquiring new properties. This is an exciting time to join this thriving company!

The Senior Property Manager will be responsible for the management of the day to day activities of a sophisticated Class A mixed-use center, including operations/maintenance, security, tenant and community aspects of the property.  Reports to the Asset Manager located at their HQ in Dallas, TX. 

Primary Responsibilities:

  • Manage approximately 500,000 SF of retail space segregated into over a dozen entities, and approximately 130,000 SF of office space.
  • Oversee all activities of the Property Owners’ Association, which manages the exterior common area elements for a multi-acre center.
  • Oversee five, building-level condo associations.

Essential Functions:

  • Ensuring all life safety issues are immediately attended to and remedied quickly.
  • Direct supervision and training of office support staff, including security, maintenance and administrative.
  • Ensure compliance of all tenants to all owner policies, procedures, governmental and non-governmental laws which affect the property.
  • Build relationships with all tenants by connecting with them by phone, in person or via email on at least a bi-weekly basis.
  • Ensure that tenants issues and concerns are being responded to in a timely manner.
  • Ensure tenant lease files are current and complete, add new tenants to Yardi accounting system and ensure rent rolls are up to date and accurate.
  • Manage property office including mail, phones, vendor logs, payments, etc.
  • Assist the Asset Manager with tenant lease renewals. 
  • Assist A/R with collection for all charges outlined under the leases or other property documents which govern the property.
  • Monitor and control CAM expenses including approving invoices and managing the CAM budget.
  • Oversee emergency preparedness and establish relationships with all first responders. 
  • Reconcile necessary utility bills, approve expenses, and identify and investigate large peaks in consumption.
  • Oversee maintenance of property to ensure all repair items are addressed.
  • Assist marketing manager with promotional events and public relations.

Requirements:

  • Enthusiastic, highly adaptable, diplomatic with strong follow-through and organization
  • Proficiency with Yardi accounting software as well as all Microsoft Office products
  • Has high integrity, honest and capable
  • Eight years of commercial real estate property management experience including retail and office
  • Bachelor’s degree preferred
