Commercial Construction Project Manager

Summary/Objective:

Commercial Construction Project Managers orchestrate and supervise commercial construction projects from the sale of the project through final construction within the agreed upon schedule and budget. They work closely with owners, clients, vendors, subcontractors, etc. The project manager needs strong leadership and problem-solving skills in order to lead the process so that budgeted dollars and time frames are met while maintaining the highest standards of excellence in terms of quality.

Duties and Responsibilities:

-Manage, organize, and coordinate the project management functions of all assigned projects.

-Provide input/assistance to estimating throughout the bidding process.

-Manage buy-out process including scope analysis and negotiation with subcontractors in conjunction with estimating.

-Develop and update project timeline with the assigned team(s) to meet key construction dates and deadlines set forth by Speedwell Construction and the customer.

-Profitably manage projects to completion handling all matters of contracts, subcontracts, change orders, purchase orders etc. in coordination with project assistant.

-Oversee accurate and timely project billings.

-Manage multiple customers and commercial construction projects concurrently.

-Coordinate with site superintendent to enforce/oversee safety rules, ordinances and regulations set forth by OSHA and Speedwell Construction. Document all violations, notify proper management and recommend/implement corrective actions.

Skills, Knowledge, Qualifications and Experience:

-In-depth knowledge of the commercial construction processes, building codes, and safety regulations.

-Commercial Construction Project Management skills. Knows what is required in order for a particular project to be completed and has realistic expectations for meeting deadlines.

-Strong reading, writing, and personal communication skills required.

-Ability to read, write, and understand contract language, contract drawings, and contract specifications

-Strong ability to plan and negotiate.

-Ability to schedule projects, familiarity with Microsoft Project.

-Experience with construction related software (i.e. BlueBeam, Viewpoint, Revit, or Microsoft Project) preferred.

-Minimum 2 years of project management experience preferred.
