Apartment Maintenance Supervisor - 85308

The Role

We are looking for a Maintenance Supervisor to ensure an amazing resident experience at one of our Active Adult 55+ communities.  Reporting to the Community Manager, this is an exciting opportunity to help us achieve our mission of building community for our residents and make a strong impact. This position is located in Glendale, AZ 85308 at our Amberlin Arrowhead community.

What You’ll Do…

• Maintain the integrity of all physical structures, meet safety standards, and ensure a well-maintained living environment for residents, visitors, and staff
• Anticipate, identify and resolve maintenance issues in a timely manner
• Develop procedures to proactively prevent problems; lead preventative maintenance to include pool, exterior lighting, filter changes, and apartment inspections
• Install, repair, and maintain plumbing, electrical, carpentry, appliances, HVAC, etc. in accordance with safety standards
• Respond to resident services and make ready requests in a timely manner with a friendly and positive attitude
• Train additional Maintenance staff on procedures, safety standards, and workmanship 
• Schedule turn for vacant apartments; inspect vacant and make-ready apartments
• Maintenance of Fire sprinklers, backflow, panel, and alarm compliance including inspections and updated permits
• Clean work area, tools, and equipment. Responsible for obtaining, maintaining, care, and inventory of all supplies and equipment owned by the property and/or the management company
• Lead ongoing property maintenance and improvement plans
• Assist with preparing the property for quarterly inspections
• Assist Community Manager in controlling expenses
• Develop strong personal relationships with residents and team
• Practice proper safety techniques in accordance with Company, property, and departmental policies, procedures, and standards by immediately reporting any mechanical or electrical equipment malfunctions, employee/visitor/resident injuries or accidents, or other safety issues

Qualifications

• Must possess professional working knowledge of all aspects of maintenance repair and service
• HVAC/Pool Certifications and experience required
• Must have strong plumbing and electrical skills
• Must possess strong attention to detail
• Must be well-groomed and willing to wear a uniform
• Must possess strong communication skills with a proven ability to build a collaborative partnership
• Proactive, solutions-oriented and accountable
• Must have general knowledge of OSHA, ADA, and Fair Housing regulations
• Flexibility work on on-call, including holidays, weekends, and nights (with an on-call pay opportunity)
• Must be able to physically access all exterior and interior parts of the property and amenities; must be able to push, pull, lift, carry, or maneuver weights of up to fifty (50) pounds independently; Ability to stand for long periods of time and walk moderate distances
