Assistant Self Storage Asset Manager

The Assistant Operations Manager will work in a small corporate office setting and will be contributing to the management of 19 self storage facilities in MD, VA, and FL. Travel to the facilities is expected according to needs and audit schedule. Primary functions of this role include monitoring facility performance, overseeing pricing & marketing, and providing support.
Facility Operations:
- Semi-weekly or as-needed site visits including occasional relief manager shifts.
- Conduct quarterly facility audits and follow ups, complete audit reports to summarize and share audit results/corrective action with facility manager.
- Analyze market/competitor trends and work with facility managers to proactively make changes in pricing when needed.
- Manage rental rates, discounts/promotions, tenant insurance, truck rentals, and other income sources.
- Monitor discounting, crediting, and rate variances.
- Maximize rent revenue through rate increases.
- Monitor and track facility performance against budget.
- Work with facility managers to meet or exceed budgeted Net Operating Income at each facility.
- Meet weekly to review facility performance and discuss issues, challenges, goals, etc.
- Communicate with facility managers and tenants to resolve issues/complaints.
- Coordinate training efforts and ongoing coaching to maximize employee potential and facility profitability.
- Communicate effectively with coworkers, facility employees, tenants, and vendors.
Pricing & Marketing:
- Work with facility managers to identify and research each market, including competitors, potential development, potential opportunities or possible challenges—report weekly updates.
- Review facility pricing on a weekly basis and adjust prices/discounts as necessary in Sitelink/website.
- Review the relevant Sitelink reports on a weekly basis.
- Develop and implement facility level marketing and advertising opportunities and initiatives.
- Create/order all facility level marketing collateral and printed materials (business cards, postcards, etc.).
Administration/IT:
- Website management.
- Responsible for managing the marketing, IT, and software budgets.
Qualifications:
- 2+ years self-storage industry management experience.
- Excellent communication skills.
- Strong sense of customer service.
- Ability to work independently and with a team.
- Bachelor’s degree preferred.
- Sitelink experience preferred.
- Proficient with Windows, Microsoft Office, and web-based systems.
- Some overnight and local travel required.
