We are currently looking for a full-time Director for our Maintenance Company located in the Bronx.

DUTIES & RESPONSIBILITIES:
Manage the day to day activities of a high volume, fast-paced maintenance company. Skilled in the creation of proposals, and thorough in the completion of work orders, which includes executing issued work orders through the entire process of closing them out for payment.

In this management position, the candidate will have the responsibility of hiring, training, coaching, motivating and managing their own work crew.

The candidate will also be required to prepare and provide daily, weekly and monthly reports and schedules.

Must have a history of managing a workforce of field technicians and the ability to resolve multi-trade issues.

Must possess the abilities to resolve day to day occurring issues, as well as the ability to resolve any arising problems concerning workforce, equipment, materials, methods and procedures, as needed to promptly complete projects.

Working knowledge of skilled trades related to building construction, maintenance repair and renovation.

Must have a working knowledge of applicable Federal, State and Local laws, ordinances, statutes, regulations, rules, policies and procedures related to the area of responsibility. OSHA certification and/or understanding of safety procedures a necessity.

Must have the ability to evaluate problematic systems or facilities and to determine what installation or repair services need to be performed.

Must have the capability to understand specifications and building plans/blueprints and knowledge of building codes and all ADA requirements.

QUALIFICATIONS & KEY COMPETENCIES:
The successful candidate will be a dynamic communicator that has the ability to build rapport through effective communication skills. The candidate will be required to pay special attention to details and perform effectively in a changing, fast-paced, and at times stressful environment. Additionally, the candidate will take initiative to develop new ideas in an effort to continually improve operations.

Must be able to negotiate pricing with subcontractors and vendors
Must have knowledge of personnel principles and practices.

Must have a steady history of managing a workforce of field technicians along with the skill if being able
Fluent in English (verbal & written) required

Bi-lingual (Spanish) skills are a plus

Valid Driver's License with a good driving record
Three (3) years supervisory experience including coaching and evaluating employees
Strong leadership qualities
Ability to plan ahead, multi-task and be detail-oriented
