Maintenance Supervisor

Job Description Summary: Maintains physical plant equipment (HVAC, boilers, elevators, plumbing, laundry equipment, etc.); utilities (electrical, gas, and water distribution throughout the hospital); life safety systems (emergency generators, sprinkler systems, and fire alarm system); maintain buildings (roofs, ceilings, walls, doors, windows, etc.). Performs renovation projects as needed. Arranges and supervises training for all maintenance technicians.

Makes recommendations for hiring, disciplinary action, and dismissal of maintenance department employees. Performs other duties and responsibilities as directed by the Hospital Administrator. Responsibilities 1.  Responsible for the maintenance of the facility. (This includes equipment, utilities, life safety equipment, buildings, and grounds). Supervises maintenance and/or repairs of equipment (HVAC, heating, air-conditioning, refrigeration, elevators, plumbing, boilers, laundry equipment, etc). Performs maintenance on equipment when necessary. Monitors utilities distribution throughout the hospital (electricity, gas, and water). Monitors and tests life safety systems (emergency generator, sprinkler system and fire alarm system). Coordinates and supervises all building maintenance and/or repairs. Performs renovation projects and/or new construction. Interacts with sales people and outside contract workers appropriately to complete or accomplish assigned projects. 2.

Develops and implements utility management program. Monitors and reviews P.M. procedures for utility management program. Inventories and evaluates high risk equipment. Inventory is presented to safety committee for approval/disapproval. Maintains policies and procedures on all utility management programs. Educates personnel and operators on equipment that is in utility maintenance program. Monitors and reviews to make improvements on problem areas of the utility management program. 3.

Demonstrates job knowledge and quality of work. Demonstrates good technical skills in all areas under his control. Demonstrates a working knowledge of all programs. Strives to improve quality standard within the facility. Establishes priorities to ensure the higher priorities are completed expediently. 4. Demonstrates responsiveness and initiative. Demonstrates a sense of urgency by personally investigating and responding to reports of service problems. Assures that maintenance and modernization projects are identified, planned, and submitted to administration for approval. Responds to requests in an expedient manner. Demonstrates the ability to handle problems and tasks that require research and resourcefulness. 5. Demonstrates knowledge and proficiency in the area of human resources. Evaluates the performance of staff on a formal basis assisting them to identify strengths and weaknesses for continued improvement. Prepares employee performance appraisals on a timely basis to allow proper processing and implementation. Follows established corrective action policies when dealing with employee behavioral problems. Makes recommendations to the Director of Plant Operations for termination when indicated. Counsels staff appropriately to promote optimum working performance. Encourages personnel to take advantage of continuing education activities and fosters professional development. Provides and documents a department-specific orientation. Attends management workshops, conferences, and seminars as approved Maintains adequate staffing given the available resources. Assures that employees maintain required licensure/certification, if applicable and provides copy to human resources department in a timely manner. Education: High school graduate required; completion of additional course work or program at a technical trades institute preferred. Experience: Requires minimum of 3 years supervisory experience Working Environment: Occasional exposure to unpleasant patient or unit elements.
