As a maintenance worker you are responsible for general day-to-day duties, all make-readies, and upkeep of the property. As a member of our team, cooperation is paramount. You must be willing and able to work with the maintenance/office staff as well as vendors and residents. This ensures that the workforce community meets the quality standards set by the company.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
This is an entry level position. As a Maintenance Worker, it is your job to perform general duties to effectively maintain a desirable property appearance. Responsibilities will begin with tasks such as pressure washing, property garbage pick-up and dumpster unloading. Your responsibilities will increase with time and may include, but are not limited to:
1. Fulfilling service requests, callbacks, and/or work orders, properly and in a timely manner.
2. Completing maintenance make-ready sheets assigned by Maintenance Supervisor.
3. Turning vacant apartments (painting, general maintenance, drawer/cabinetry repair, door adjustment/replacement, window/blind repair and/or replacement, pluming repair, etc...).
4. Upkeep of pool and spa areas, including chemical testing and general cleanliness.
5. Clean and maintain property grounds including removal of trash and debris from all common areas.
6. Clean and maintain barbeque grills, if applicable.
7. Maintain work place and maintenance shop by keeping all areas clean and organized.
8. Respond to after hour calls and emergency situations such as sewer back-ups, flooding, etc.
9. Maintain open communication with the Property Manager and Maintenance Supervisor.
10. Participation in resident functions such as annual BBQ.

Job Qualification Requirements
Must possess skills relating to all building systems. One must have knowledge and understanding of the unit/turn process and be able to complete in the required time. You should be knowledgeable regarding repair and maintenance of the following: plumbing, pool and spa, appliance repair, electrical repairs, and or willing to learn a new set of skills and expertise.
Machines, Tools and Equipment:
Maintenance worker will need to understand tools traditionally used in construction, maintenance and landscaping. Must possess skills necessary to use common hand/painting tools including rollers, brushes, screwdrivers, hammers, pliers, etc. Must have general knowledge for operation of power tools including, but not limited to, pressure washer, paint sprayer, power drain cleaner, and all chemicals associated with maintenance/grounds-keeping. Maintenance worker will also utilize tools and supplies in a responsible and cost-efficient manner.
Valid driver’s license and good driving record.
Working inside and outside in all types of weather. Must be able to lift and work heavy equipment. Medium to heavy work, requiring prolonged or repeated standing, walking, climbing, stooping, kneeling, crouching and lifting to a maximum of 100 lbs, with frequent lifting and carrying up to 50 lbs. Good hand and eye coordination is essential, including the ability to ascend and descend ladders and stairs, and perform repetitive/continuous tasks according to set procedures and sequences.
