Regional Property Manager

Our client owns, manages, and operates mobile home and modular home communities throughout the country. They are currently seeking a Regional Property Manager in the NJ and DE area.

This person will oversee all operational aspects of 9 manufactured housing communities located within the NJ and DE geographic regions Regional Managers generally oversee 6-9 onsite managers, who in turn, manage the daily operations of the manufactured housing communities (“Communities”). Specific job duties include, but are not limited to:

  • Budgets: Create and maintain budgets for Communities and oversee the operations of each Community to ensure it meets or exceeds budgeted financial performance.
  • Occupancy: Create and oversee the implementation of plans to increase occupancy in the Communities, including buying and selling new and used homes, rehabbing existing homes, and encouraging people to move homes into the Community.
  • Capital Improvements: Oversee all aspects of Community capital projects, including planning and budgeting for same, reviewing and approving estimates/bids, making sure the contractors discharge their duties on time and on budget, and in a good, workmanlike manner
  • Onsite Managers: Direct superior to Onsite Managers within a region, which means they responsible for:
    • All aspects of training and administering the function of onsite managers, implementing the policies and ideas of corporate, and being proactive in devising methods to improve community aesthetics, be more profitable, and maximize occupancy.
    • Interacting daily with onsite managers to ensure that onsite managers are discharging their duties properly and diligently.
    • Regular onsite visits to communities to ensure that all is well
    • Manage community task lists
    • Manage Resident Accounts and Resident problems
    • Review rules violations before issued to verify accuracy and merit and the follow up on enforcement and remedy
    • Review Delinquency, verify that all late notices go out on time to proper residents and determine who will be sued and make sure that onsite managers sue properly and have necessary info for court
    • Approve deposits
    • Hire Vendors/contractors (subject to spending limit) and make sure all projects are completed accurately and in a timely manner
    • Review and approve/deny applications, enter resident info into system once approved, and determine terms of home sales
  • Other duties include:
    • Address unusual resident issues and./or other Community-matters that onsite managers are unable to address
    • Approve expenditures according to budget and extraordinary/emergency expenditures up to $5,000/expense
    • Approve Credit Card transactions in accordance with the above and solely in furtherance of discharging duties as regional
    • Discharge corporate directives regarding increases in occupancy (finding homes and home sale terms) and capital improvement projects
    • Proactively suggest methods to improve community aesthetics, management operations, increase occupancy, etc
    • Review utility bills and approve/take issues with specific billings

  • Qualified candidates will possess the following:At least 2+ years of experience managing multiple properties, ideally more than 5
  • At least 2+ years of experience overseeing multiple subordinate staff members, ideally more than 7 staff members
  • Experience creating, reading, and administering budgets.
  • Must be prolific in Excel as well as at least one reputable and widely -used property management software/program (we use Rent Manager and Adaptive).
  • Ability to effectively and appropriately interact with all levels of management
  • Project management skills and ability to manage multiple tasks/projects
