Property Management Professional

Compensation:

$45,000 - $60,000 DOE

Responsibilities:

• Prepares annual budget to help make sure financial objectives are met
• Maintain vendor relationships, implement budgets and coordinate on-site operations to ensure smooth operation of the property
• Monitor all new prospects and incorporate findings into marketing campaigns to help increase company growth
• Maintain property by investing and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units, and contracting with landscaping services to ensure our tenant’s satisfaction
• Establish rates by researching local market and calculating costs so pricing is accurate and fair

• Managerial duties including direct handling of prospects and leaseholders
• Handle all lease-ups, collections, and bank deposits
• Handle move-outs in a timely manner and FAS deposits correctly
• Walkthrough move-outs and properly assign Make Ready crew
• Produce lease renewal letter and follow up by email or direct calls
• Process rent payments through Rent Manager in proper ledgers and code as necessary
• Attend Fair Housing classes and participate as a member in the local Apartment Association
• Manage all new resident prospects with adequate contact information
• Knowledge and familiarity of proper ownership of rental properties to correctly process rent payments, leases, work orders, or issues
• Prepare and manage work orders in a timely manner and close once work is complete
• Training in and management of advertising system (Show Mojo) to accept showing and/or list properties
• Track information as needed via spreadsheets and/or management software
• Review budgets and manage expenses to meet financial obligations while also implementing annual budgets
• Coordinate with remote accounting team to manage payables
• Research and maintain knowledge of local rental rates and calculate costs to ensure pricing correlates with current market
• Maintain vendor relationships and be able to step in and assist with the process of contractor rehabs
• Coordinate with other property managers and hire as necessary
• Coordinate with Maintenance Supervisor

Qualifications:

• Customer service or real estate sales background preferred
• Ability to use computer programs such as Microsoft Office
• High School Diploma or GED required
• Demonstrable skills in negotiation and selling
• Possess ability to connect with a variety of personalities on the phone and in person

• Experience in property management (preferred)
• Knowledge of accounting practices
• Property management software savvy (Real Page, Rent Manager, or Show Mojo helpful)
• Detail-oriented
• Professional public skills
• Eagerness to excel with company growth
• Team player is a must with professional attitude and style
• Ability to administer Fair Housing & Equality practices
• Proactive in response to the needs of residents and potential residents
• Effective and efficient reading, comprehension, and mathematical skills
• Knowledge and ability to learn software and office procedures
