Maintenance Supervisor - $1,200 signing bonus

Role:

Works under the general direction of the Community Manager and is responsible for all of the daily activities associated with maintaining the residential apartments and supporting facilities of assigned multi-family properties to achieve the highest level of resident satisfaction and retention. This work is accomplished through the efforts of the Service Manager and assigned service technicians.

Responsibilities:

Resident Relations

· Maintain a world class level of customer service

· Inspect and ensure that all maintenance work performed is completed and the resident is satisfied

· Respond quickly and courteously to resident requests for maintenance service, troubleshoot and take the appropriate action to repair and/or restore service within the standards for quality and the time lines that have been established by the Company

· Organize, prioritize, and complete service requests in accordance with company policy

· Encourage residents to participate in regular resident surveys, surveys and to post reviews on advertising sites.

Administrative

· Maintain repair parts inventory within appropriate budget requirements and ensure availability of repair parts and ordering all materials needed to operate and maintain the community

· Ensure the community has excellent curb appeal at all times

· Work with Community Manager, Regional Service Manager and Regional Property Manager to control expenses

· Responsible for maximizing conservation of utilities (e.g., set HVAC to lowest setting in vacant units)

· Purchase supplies using standard purchase order system and proper bidding procedures

Maintenance

· Participate in an ongoing community maintenance and improvement plan in conjunction with the community preventative maintenance plan

· Oversee turnkey operations to ensure that vacant apartments are made rent-ready in accordance with Company time frames

· Obtain competitive bids on major capital expenses

Personnel Management

· Oversee the performance of the Service team in accomplishing their assigned activities to include work orders, turnovers, and emergencies

· Hire quality staff and recommend promotions and terminations when necessary

· Attend and participate in technical training programs to maintain personal skill level

· Assist regional property manager with documenting counseling sessions with maintenance team

· Teach and promote safe work practices

· Participate in the technical development of assigned staff

Safety

· Ensure a safe working and living environment through effective safety awareness and safety inspections

· Comply with federal, state and local laws pertaining to the daily operation of the community and Fair Housing

· Inspect grounds, buildings, and other property features daily to minimize liability and safety concerns

· Report all liability and property incidents to the regional property manager immediately. Ensure that all workers' compensation claims are reported and the proper paperwork is completed

· Maintain an organized, clean, and safe work area and shop

· Ensure work areas and shop are clean, safe, and well organized

Requirements:

· Five years of property management or related maintenance with one year or more of supervisory leadership experience

· Solid hands-on skills and knowledge of all aspects of maintenance repair and service to include electrical systems, plumbing, appliances, painting/drywall, carpentry, heating and air handling systems as well as the safe use of hand tools and hand held power tools

· Well developed supervisory leadership skills acquired through several years of working experience that includes the development of lesser skilled team members

· Excellent communication skills demonstrating verbal and written expression, active listening and ability to interact with residents and team members

· Service oriented and committed to providing consistently high levels of resident satisfaction.

· Must be able to diagnose problems with and repair the following:

o Major appliances

o HVAC (EPA Certification)

o Basic - Intermediate plumbing

o Basic - Intermediate electrical (when no license required)

o Drywall

o General carpentry

o Pool care (if required by property)

o Pest control (if required by property)

o Roofs and gutters

o Wallpaper/painting

o Irrigation maintenance and repairs

o Landscaping

o Foundation/sidewalk repairs

o Ice and snow removal

· Must to be able to use general maintenance equipment including, but not limited to hand tools, ladders, refrigerant, recovery units, and vacuum pumps, landscaping equipment, shampooers, blowers, sandblaster, pool chemicals and required safety equipment

· Must supply own tools to be able to handle the majority of service requests

· Pro-active communicator

· Committed to continually improving own technical knowledge and repair skills and those of his assigned team members

· Some evening and weekend on-call shifts will be required

· Basic to intermediate skills with MS Word, Excel, Outlook, internet and the ability to learn property management related software in use by the company

· Must be able to lift and carry items in excess of 50 lbs, and to be physically active for most or all of an eight hour shift

· High school diploma or equivalent

· Technical school or National Apartment Association training a plus

· CFC/HVAC certification is required

· The position requires the daily compliance of wearing the company provided maintenance uniform and safety equipment as required

· Valid state driver’s license, reliable and safe transportation, and current automobile insurance

· Position requires associates to furnish their own vehicle to transport tools and supplies around the property as well as other locations necessary to fulfill their job duties. Persons must be able to drive the vehicle without jeopardizing the safety of residents and fellow associates
