Job Description


The Commercial Real Estate Property Accountant  prepares financial material for assigned assets. This position will examine accounting records and draft reports to help management in the development and review of budgets. In addition, this role will contribute to information necessary for leasing, cost estimating, and annual reporting by working within the general ledger, providing financial reporting, overseeing cash management, and disbursements.

Scope of Responsibilities:

  • Prepare financial records and reports for a variety of transactions, which can include property sales, rentals, and leases.
  • Prepare reporting on development expenses, operational costs, and NOI.
  • Develop revenue and expenditure cycle reports, lease abstracts, accrual basis income statements and other budget-related items as needed.
  • Provide investment analysis and planning regarding acquisitions and development; coordinating appraisals, asset evaluation, and capitalization activities.
  • Prepare monthly close, including accrual entries, and publication of financial reports including financial notes and a variance analysis versus budget.
  • Identify billing, A/R and A/P issues and resolve as appropriate.
  • Forecast cash flow and prepare a periodic funding analysis regarding development of communities.
  • Assist in the preperation of annual budgets with recommendations to the appropriate departments.
  • Review lease abstracts and perform lease administration on assigned portfolios into software.
  • Monitor portfolio cash accounts and process inbound rental payments.
  • Monitor debt service payments and assist with lender draw requests.
  • Review and approve vendor invoices and disbursement requests.
  • Act as a financial liaison for managers.
  • Source for question and information for external auditors and tax return preparers.
  • Prepare bank and escrow reconciliations.
  • Analyze revenues and expenses to ensure proper classification.
  • Manage fixed assets and intangibles; determine what should be capitalized and the useful lives of fixed assets and intangibles.
  • Assist in the preparation of annual CAM reconciliations.
  • Other duties as necessary or assigned for role.


 Specific Knowledge and Skills:

  • Technical knowledge of Commercial Real Estate transactions.
  • Ability to communicate clearly and effectively, both orally and in writing, with sophisticated Clients concerning real estate issues.
  • Strong and demonstrable customer service background, and interpersonal skills, able to relate to others.
  • Strong problem solving and research skills.
  • Team oriented individual with the ability to work independently.
  • Must be willing to adapt in a diversified team environment.
  • Intermediate working knowledge of Microsoft Office suite of products.
  • Excellent grasp of basic accounting theory and methods of accounting (accrual, cash and modified cash).
  • Strong organizational and prioritization skills.
  • Ability to follow established standard operating procedures and meet deadlines.
  • Working knowledge of generally accepted accounting principles (GAAP), and their proper application within the property management and real estate industries.
  • Expertise with common technical accounting skills and accounting concepts, including but not limited to: Journal Entries, Balance Sheet Reconciliations, General Ledger Analysis, Accrual Basis, Cash Basis, Operating Expenditures, Capital Expenditures, and CAM Reconciliations.
  • Experience with property management software; Yardi experience preferred.

Education and Work Experience:

  • Accounting degree from a 4-year accredited college / university.
  • Commercial property management industry experience required.
  • Hands on experience with accounting software applications a plus.
  • 4+ years of experience in commercial property management accounting experience preferred.
