11 Capital is a real estate investment company highly focused on strategic value-add real estate investments on the West Coast. Our primary areas of focus are in strong suburban locations with value upside in multi-family housing, student housing, Section 42 (LIHTC) properties and in the self-storage sector. We’re currently seeking a Construction Manager to join our Kirkland- based team.  If you are a detail-oriented, self-motivated professional with deep knowledge of the construction industry, we would like to talk to you.

Position Summary:

We are looking for a detail-oriented Construction Manager with expertise in overseeing construction projects to specification, in a timely and cost-effective manner, from conception to completion.

 Principal Responsibilities:

  • Responsible for all 11 Capital construction projects, review all projects weekly and provide direction and oversight of         all PLP staff and consultants/vendors who assist with this oversight.
  • Analyze and review projects to ensure specifications and bid process is completed to 11 Capital standards
  • Ensure all contractual obligations are met and that scope of work as outlined in our contract is properly executed.
  • Review the work progress on a daily basis
  • Prepare internal and external reports pertaining to job status
  • Develop substantial list of sub-contractors in each region (no less than three per trade)
  • Basic understanding of construction accounting and PO systems
  • Works well within multi-professional team (designer, constructions, subs, ownership)
  • Responsible for all warranties and ensure that we are following manufacturer guidelines related to warranties
  • Ensure we are in compliance with all codes, OSHA and all required state and local safety requirements
  • Ensure we manage any product inventory for both equipment and supplies
  • Look for ways to increase energy efficiency and utilities cost saving on Capital projects to save money through                  rebates and promote water and energy savings
  • Plan ahead to prevent problems and resolve any emerging ones
  • Negotiate terms of agreements, draft contracts and obtain permits and licenses
  • Analyze, manage and mitigate risks
  • Ensure quality construction standards and the use of proper construction techniques


  • 10 years of construction related experience
  • Advanced knowledge of construction management processes, means and methods
  • Expert knowledge of building products, construction details and relevant rules, regulations and quality standards
  • Understanding of all facets of the construction process
  • Familiarity with construction management software packages
  • Ability to plan and see the “big picture”
  • Competent in conflict and crisis management
  • Leadership and human resources management skills
  • Excellent time and project management skills
  • BS degree in construction management, architecture, engineering or related field


  • Bachelor’s degree in Construction Management
  • Ability to analyze requests, identify business needs, prioritize work, formulate valid conclusions and objectively                  present any necessary information to business partners;
  • Microsoft Office Suite: Excel, Outlook, PowerPoint
  • Highly collaborative
  • Professional and efficient communication skills with all involved parties;
  • Effective problem-solver;
  • Result & quality orientation;
  • Flexibility in adapting to new situations

Physical Demands:

  • This position requires travel to various construction sites assets, which may include contact with residents, employees       and the public. 
  • The incumbent is expected to report to work and adhere to all safety and business protocols 
  • Ability to communicate orally with top management, vendors, contractors, union representatives, and construction             workers is crucial.
  • Regular use of mobile phone (talking or texting) and email for communication is essential. 
  • Hearing and vision within normal ranges is essential for normal conversations, to receive ordinary information, and             prepare, inspect, or review documents.
  • Activities require the ability to remain in a stationary position roughly 50% of the time and move about an office and/or       work site the other half of the time.
  • Need good manual dexterity for the use of common office equipment (e.g., computers, mobile devices, copiers).
  • May work on an elevated site or on uneven ground
  • Occasional squatting, bending neck/waist, twisting neck/waist, pushing and pulling and lifting of up to 50lbs

  Work Environment

  • The job is performed indoors in a corporate office setting and at job sites (indoors and outside). 
  • Protective / safety gear (e.g., hard hat, glasses, safety harness) is required while on construction sites. 
  • Activities include extended periods of sitting, movement, and extensive work at a computer and phone.
  • Standard office hours will vary depending on project need.
  • Business demand may necessitate additional hours including weekends, evenings or holidays.
