Outsource Consultants is seeking for a Project Manager to join our New York City Team!

Technical Project Managers are the main point of contact to clients, and are responsible for providing exceptional customer service. Responsibilities include, but are not limited to:

  • Filing and approval of NB, Alteration/ CO, and general alteration applications with the Department of Buildings, Landmarks, FDNY and OER as required
  • Primary point of contact for assigned clients. This includes but is not limited to the initiation of client calls and emails to keep client informed of all project matters such as expected materials, failed expectations, city issues, and communication of expected/failed timelines of all matters
  • Accountable for every aspect of the project's progress being handled within and/or outside their department. The responsibilities include but are not limited to the project's subsequent assignments to other departments and/or other members of the organization
  • Become familiar with the client's project goals and work with them and their teams to develop and implement filing strategies designed to help our clients achieve them
  • Ensure quality project completion by pro-actively adhering to client's expectations and schedules through utilizing all necessary resources
  • Diligent management and archiving of project records
  • Timely creation of Outsource checklists at the initiation of a project. This includes consulting and/or advising clients on how to use and understand Outsources tools and templates.
  • Preparation and distribution of objection remedy sheets to enable comment resolution and to secure plan approvals in accordance with clients' needs and project schedule
  • Attend virtual and in person meetings, with our clients, external team members and DOB officials as needed
  • Review, prosecution and coordination of all calls, emails, meeting minutes, city communication and any other form of inquiry related to the completion of your project.
  • Review and mark up of plans to ensure compliancy with NYC Construction Codes and Zoning Resolution
  • Ensure that the services requested by the client, listed on the accepted proposal and tasks in OPTS are reconciled
  • Issue any and all Change Orders and.r Proposal revisions to the current contract in order to meet the services required to secure the necessary City approvals and permits
  • Maintain high levels of communication and customer service with assigned clientele at all times with a positive, thoughtful attitude and demeanor


REQUIRED SKILLS & EXPERIENCE

  • Preferably CLASS 2 - Code & Zoning Representative License; minimum CLASS 1 - Filing Representative
  • Bachelors in Architecture preferred, but not required
  • Knowledge and ability to effectively utilize DOBNOW, E-Filing, and FDNY Business
  • 3+ years of expediting experience preferred
  • Knowledge of NYC Construction Codes
  • Excellent written and verbal communications skills.
  • Attention to detail and follow-up

  • Teamwork and strong inter-personal skills
  • Proficient with MS Office
  • Hands-on, can-do attitude
