The Position

We are looking for a Community Manager who will be responsible/accountable for day-to-day operation of their designated communities and overseeing/maximizing the occupancy levels and value of their portfolio. Additionally, the Community Manager is responsible to provide management, direction, and leadership to direct reports and ensure the community is maintained and operated in accordance with OneWall Management objectives and regulatory requirements. The schedule for this position is Monday – Friday 8:30 am – 5:00 pm. This role will be on call 24/7 and may need to be available for coverage in case of emergency or due to short staff.Responsibilities:
  • Manage and oversee all operations including property maintenance, capital improvements, rent collections, lease administration, budgeting and marketing.
  • Develop, mentor, lead, and manage a high-performing, cohesive team.
  • Maintain accurate records of all community transactions and submit on a timely basis (i.e., rent rolls, delinquency reports, move-in/move-outs, etc.).
  • Assist in the preparation and development of annual property management operating budget.
  • Maximize rental revenue by maintaining high occupancy and reduction of vacancy loss, bad debt loss, and concessions.
  • Ensure that all rents and late fees/check charges are collected, posted and deposited in a timely manner.
  • Generate necessary legal action, documents and process in accordance with State and Company guidelines.
  • Provide constant vendor/contractor communications concerning scheduling, billing, vendor relations and certificates of insurance.
  • Ensure that A/P invoices are submitted to the corporate office for payment; handle petty cash and all funds.
  • Continually monitor and analyze traffic logs, conversion ratios, budget guidelines, renewal information, marketing data, etc., to be able to give up-to-date and proper information when requested by others.
  • Confirm all leases and corresponding paperwork are completed and input to the property management software system accurately and on a timely basis.
  • Ensure all administrative paperwork is accurate, complete and submitted on a timely basis.
  • Develop and/or implement resident retention programs (i.e., resident functions, special promotions, monthly newsletters, etc.).
  • Ensure all administrative processes involving personnel are handled on a timely basis (i.e., performance evaluations, salary reviews, time sheets, change of status forms, etc.).
  • Maintain community appearance and ensure repairs are noted and completed on a timely basis. This requires regular community inspections and tours.
  • Ensure that all service requests are recorded and communicated appropriately to maintenance.
  • Provide for resident services including the follow up on 100% of resident maintenance service requests, responding to resident complaints, concerns, etc., planning of resident activities, and providing for exceptional resident communication.
  • Supervise apartment turnover process (including move-in/out inspections, processing applications, and monitoring unit “make-ready” requirements). Minimize unit “down-time” and vacancy loss due to turnover.
  • Purchase and authorize contracts in accordance with budgetary guidelines with approval for exceptions made by supervisor; Review and analyze monthly financial statements.
  • Provide quality judgment to reduce legal, liability, physical, and safety risks. Contact supervisor immediately regarding any potential liability or loss concerns.
  • Investigate, prepare, and report (in accordance with OneWall policy) on all accidents, claims, and emergency situations.
  • Perform other related duties as assigned.
Special Requirements:
  • Knowledge of Federal, State and Local Policies, and Fair Housing policies affecting low-income, Section 8 property management as well as Tax Credit experience is a must.
  • Experience with RealPage Onesite is preferred
  • Bilingual/Spanish is a plus.
  • Represent the company in a professional manner at all times.
  • Complete all OneWall University courses by the required deadline.
  • Ability to work weekends and holidays.
  • Occasional use of a golf cart may be necessary.
  • Must have valid driver’s license and automobile insurance.
Education and Experience Requirements:Bachelor's degree from four-year college or university; or one to two years related experience and/or training; or equivalent combination of education and experience.
