Our client, a well-established Real Estate Developer, has a rare opening for a Director of Development, that will have an opportunity to join their Executive Team. The Director of Development will be responsible for multiple development, repurposing, and capital improvement projects. These projects will include ground-up industrial development, self-storage, multi-family, large scale repurposing of industrial and office assets, as well as large tenant improvement projects. Specifically, this role will participate in oversight and strategy evaluation, land opportunity, entitlement and permitting, and construction coordination for investments.
One of the key goals for this role will be to expand our client’s development footprint from the greater Seattle market into a regional, and possibly national brand, in the coming years. The ideal candidate will have 10+ years of experience and a bachelor’s degree in Architecture, Engineering, or Construction Management.
First Year Critical Outcomes:
- Take over Director of Development roles and responsibilities, engraining yourself into the Executive Team and providing leadership and mentorship to the Development Team.
- Finalize entitlement, budgeting, and developing of their next project of three industrial buildings totaling over 620,000 sq. ft. of space.
- Lead the Development Team to complete two current projects under construction, totaling approximately 336,000 sq. ft.
- Work with Acquisitions and Development Team to complete diligence on two additional sites in their portfolio, totaling up to an additional 550,000 -700,000 sq. ft. of future projects.
- Manage all current and existing projects to a budget as well as managing cash flow for each project.
- Work directly with our CEO, Acquisitions Team, and Executive Team to develop a plan to manage a new multi-family development division and associated joint-venture partnership.
- Manage GC relationships as well as contracting of all new projects.
- Develop and document processes and procedures to help the Development division become more systematic in their approach.
- Manage all current and existing projects to a budget as well as managing cash flow for each project.
Director of Development Responsibilities:
- Manage multiple assignments simultaneously while maximizing asset value and monitoring ROI and KPIs for each project.
- Develop, enhance, and implement best practices, policies, and procedures for managing the development and construction process.
- Strong ability to read drawings, submittals, and design schematics, ensuring they are accurate, and the assets are being designed in an efficient manger.
- Identify and oversee the selection and negotiating of contracts with key consultants (i.e., architects, engineers, and general contractors).
- Interact with city officials to secure entitlements, site and building permits, and final project signoffs.
- Lead internal and external project teams throughout the pre-design and design phases as well as construction management and delivery, including review and “signoff” on site plans, construction documents, and bid sets.
- Provide feedback and recommendations regarding ways to improve the construction process as well as value engineering potential savings.
- Deliver all projects on time and within budget in accordance with Owner approvals.
- Review, analyze, and manage complex civil plan development and actual construction.
- Complete and discuss weekly progress reports with ownership and real estate team.
- Contribute to the development and oversight of existing portfolio’s 5-year capital plan, including introduction of new technologies that enhances asset performance and yields cost efficiencies.
- Participate in the Purchase of Sale negotiations, legal review and negotiations of PSA contracts, as well as development contracts, and the ability to negotiate and execute leases with tenants
Director of Development Qualifications:
- Basic to advanced accounting and financial management skills related to budgeting.
- Adequate knowledge of Occupational Safety and Health Administration (OSHA) regulations, preferably OSHA 30 certified.
- Efficient in reviewing and understanding architectural, structural, and civil plans as well as geotechnical, environmental, and other relevant reports.
- Bachelor’s degree in Architecture, Engineering, or Construction Management, plus at least eight years of experience managing the planning, design, construction, and coordination of capital projects.
