Job Description

The Project Manager (PM) provides the knowledge, skills, and experience required to manage the day to day field operations of any assigned remodeling project. The PM is responsible for the production aspects of the work and is accountable for delivering quality work that is consistent with standards, codes and the client agreement. The PM is also responsible for timely and cost effective project execution and for maintaining a safe work environment that is clean and orderly. Plan, direct and control all phases of construction management.

· Arrange inspections and ensure quality of work is maintained.

· Assist Interior Designers in helping clients with finish and fixture selection

· Assist Interior Designers with cabinet drawings and tile layouts

· Attend pre-construction meetings (in and out of office)

• Attend staff meetings, safety meetings and onsite client, designer meetings.

· Collect payments from clients

• Communicate clearly with clients and subcontractors and other colleagues.

· Coordinate post construction meetings

· Create and maintain short-interval and look-ahead schedules that make sure upcoming events are communicated, tracked and are being proactively managed.

· Create and manage project construction schedules to ensure on-time completions.

· Create design packages for production

• Daily communication (weekly face-to-face meetings) with Clients

· Fill out lead sheets with client information

· Maintain and keep BuilderTrend updated

· Maintain auto insurance and clean driving record.

• Maintain positive relationships with clients, contractors, suppliers, designers and other co-workers.

• Maintain project reports as dictated by the project and contractual obligations.

· Manage and coordinate the day to day field work to ensure it is constructed in an orderly and deliberate manner consistent with the client agreement, within the budget, and compliant with governing codes and ordinances.

· Manage and look ahead no less than three weeks to proactively identify issues that could lead to problems or delays and actively facilitate solutions to these issues.

· Managing multiple projects simultaneously

• Monitor construction to ensure that project is completed in compliance with agreed upon quality standards and specifications. (i.e. plumb, level, square, straight, etc.)

· Obtain quotes and bids

· Order materials and coordinate delivery of materials.

· Overall Quality Control on projects

• Oversee and manage project budgets.

· Policies and procedures (maintain and develop to ensure and improve MLDBR and client experience)

• Proactively advise on any conditions that could affect timelines or costs

• Regular and timely reporting of each project’s progress to the team and the client

· Review construction documents, specifications and contract documents.

• Review, evaluate and recommend changes to project documents on a timely basis with minimal disruption to project.

• Schedule and direct our trade partners to achieve completion of the project with quality workmanship that conforms to original plans, specifications and AWA’s.

• Set-up and maintain an organized, clean job site to ensure safety.

• Stay up to date with any changes of residential construction and state contractor’s license law.

• Strong leadership

• Understand of the scope of work and contract documents, including drawings, specifications, design, engineering and construction contracts, as well as regulatory requirements and quality control.
