Construction Project Manager

Overview

The Project Manager is highly motivated and results-driven. Extensive travel throughout the Southeastern United States is required. The Project Manager manages the overall planning, coordination, and control of construction project(s) within or under budgetary allowances, to meet or exceed deadlines – from beginning to end.

Key Responsibilities

• Oversees and directs the construction management of one or more projects

• Responsible for successful completion of assigned projects, within a set budget and schedule parameters

• Assumes overall ownership of the project

• Responsible for all technical aspects of projects, including but not limited to code compliance, meeting applicable specifications and ensuring quality standards are met

• Communicates directly with engineers and architects on all technical aspects of the project

• Communicates directly with all regulatory inspectors (i.e. HUD, lending institutions, building, and OSHA)

• Communicates directly with the assigned owner’s agent (i.e. development manager, regional construction manager, etc.) in all aspects such as work scope, quality standards and expenditure of allowances

• Overall responsibility for implementing Empire policies and procedures

• Overall responsibility to ensure a safe workplace for Empire employees, sub-contractors and tenants

• Responsible for project planning and scheduling

• Responsible for qualification and selection of subcontractors

• Responsible for selection of vendors and suppliers

• Must work to troubleshoot; solve problems and direct project progress on a proactive basis.

• Must be able to grasp overall project and anticipate potential issues taking proactive and preventative steps to resolution

• Ensure that job cost is being tracked and that proper decisions are made to ensure the projected margin is maintained

• Ensure the project is completed within the specified timeline

• Development of Assistant Superintendents

• Attendance of all corporate meetings and events

Minimum Qualifications

1. At least 10 years multi-family construction management, preferably rehab projects

2. Extensive knowledge of established construction and maintenance practices, procedures and techniques

3. Advanced skills in office administration in relation to on-site mobile offices, inclusive of computer skills

4. Creative yet sensible problem-solving skills in relation to project management

5. Strong interpersonal, communication, organizational and time management skills

6. Advanced skills in office administration in relation to on-site mobile offices, inclusive of computer skills

7. Sensible problem-solving skills in relation to project management

Environment

While performing the duties of this job, the employee regularly works on-site at the construction work site where duties are performed both indoors and outdoors. The employee is exposed to moving mechanical parts; high precarious places; fumes or airborne particles; outside weather conditions and risk of electrical shock. The noise in these work environments is usually moderate to very loud. Safety equipment is provided to Project Managers.

Emotional Demands

Project Managers are expected to make quick decisions, supervise workers, read or write, speak and interpret data. Must be able to handle stressful situations.

Physical Demands

Physically climb stairs, negotiate uneven work areas under construction;

Climb 40-foot ladders up to a minimum three times daily;

Dexterity of hands and fingers to operate a computer keyboard, mouse and other business machines;

Use of hands to finger, handle, or feel objects;

Use vision abilities, including close vision, peripheral vision, distance and depth perception;

Lift, move or position up to 50 pounds;

Use tools or controls, sit and/or stand for long periods of time, talk and hear alarms/bells; stand, climb, balance, stoop, kneel, crouch, or crawl; walk the property and complete units;

Daily excessive walking and climbing stairs
