We are searching for an experienced Leasing Associate with working knowledge of apartment leasing. This position is primarily a sales position with a strong emphasis on customer service, meeting goals and achieving maximum occupancy with strong financial results. This includes generating and handling leads, walk-in traffic, qualifying prospects, leasing apartments, preparing lease documentation and retaining existing tenants..
- Coordinating with Corporate marketing to Identify search engine marketing business opportunities based on competitive research, industry data/trends and key performance metrics of current marketing campaigns. Build search engine volume and efficiency forecasts, initiating tests (keyword bids, ad copy, landing pages) to improve key metrics (click, search, convert), making recommendations on keyword selection, and managing relationships Corporate and other marketing providers of services. Responsible for managing the optimization strategy, including link-building, content development, social media and marketing vendor consulting. Act as the natural search subject matter expert, tying in social marketing and content strategies to Facebook, Twitter, YouTube video, discussion boards, blogs and other user-generated content initiatives.
Answers all telephone calls, stands and greets all in-person visitors, tenants and vendor. Answers inquiries and provides rental information in an enthusiastic and positive manner. Schedules sales appointments. Converts walk-in prospects, internet leads and telephone calls into property visits.
Coordinate with property manager daily, confirming readiness for presentation each morning and closing each evening. Demonstrates units to prospects in a manner so as to attempt to close 50% of all prospects shown. Must meet individual goals and property goals set by the property. Goals may fluctuate depending on the needs of each the property.
Keep market surveys of competitor rates up to date and visit competitive properties.
Notify prospects of application acceptance or rejection within 48 hours of acceptance determination.
Strong organizational skills
Completes and reviews market survey to maintain current knowledge of local markets.
Ability to work well independently as well as in a team environment
EDUCATION AND EXPERIENCE:
Associated degree preferred, real estate license is a plus
Minimum of two years of residential leasing experience
Strong sales ability
Exceptional customer service abilities
Strong Interpersonal communication skills
Excellent verbal and written communication skills
Proficient in Microsoft Office
Must have a valid Driver’s license
