How You Will Be Successful:

  • Collaborate with key stakeholders in the development and implementation of the overall marketing strategy
  • Develop and maintain Mills Brand Guidelines and the development of promotional materials
  • Oversee the development of content, digital, and traditional marketing across multiple platforms
  • Analyze submarket and employment trends and results; to create strategic marketing and advertising plans designed to drive qualified sales and leads.
  • Analyze occupancy trends and proactively implement leasing initiatives and provide marketing support to underperforming communities
  • Monitor renewal rates and implement resident retention campaigns and promotions
  • Collaborate on new development and repositioning strategies by providing input on current industry and market trends
  • Develop measurable KPIs to evaluate ROI for marketing plans/campaigns modifying plans accordingly
  • Maintain accurate and in-depth knowledge Mills properties, industry trends, the local market & competitors
  • Report on Mills’ brand reputation and provide recommendations and initiatives for its improvement
  • Maintain regular communication with Regional Managers to anticipate and respond to marketing needs
  • Educate community teams regarding effective marketing activities, events, and social media channels
  • Exhibit “servant-first” leadership by putting the needs of the team first, providing training and feedback to continually enhance individual and overall performance, and ensuring all necessary resources are available to meet KPIs, improve service quality and exceed resident expectation
  • Review staff performance regularly, communicate expectations, and hold associates accountable through training, mentoring, performance improvement plans, and, as a final resource, corrective action
  • Contribute to ongoing improvement of internal processes providing best practice recommendations
  • Provide insight on business opportunities, resident services, and other initiatives that promote Mills’ vision
  • Effectively manage CRM and other marketing applications
  • Embrace Mills values applying to all areas of responsibility and abide by Mills’ policies and procedures
Requirements:
  • Bachelor’s degree in marketing, communications, or a related field; Master’s preferred
  • Minimum of five years of professional marketing experience within property management industry
  • Strong understanding of traditional, digital, and emerging marketing channels including the latest trends, technologies and methodologies in graphic design, web design, creative writing, and marketing production
  • Strong knowledge of online reputation management, social media, Google analytics, and AdWords
  • Proficiency with Adobe Creative Suite (InDesign, Photoshop, Illustrator), Microsoft Office (Excel, PowerPoint, Word, Outlook) Web Design skills a plus (WordPress, HTML, and CSS)
  • Ability to think creatively while possessing analytical skills to forecast and identify trends and challenges
  • Strong project management and organizational skills to effectively manage multiple projects simultaneously
  • Compelling communicator at all levels (including C-level) with the ability to convey ideas and concepts concisely through interpersonal, written and verbal communication
  • Track record for budget management including P&L and financial forecasting
  • Demonstrated leadership and coaching skills with ability to mentor and develop others
  • Strong analytical thinker with ability to anticipate and solve problems with sound judgment
