Maui Leasing Manager                                 

MW Commercial Realty, Inc. (“MWCR”)

Direct Report:    General Manager for Maui          


Description:  The position of the Maui Leasing Manager is to manage all leasing transactions, new and renewals, for MW Group, Ltd. properties on Maui.                                                      


Essential Job Functions:

  • Leasing of MWCR Maui Assets

    • Secure new tenants as owner’s non-exclusive lead representative for existing MWG’s Maui commercial properties: Azeka I & II Shopping Center, Kihei Plaza and Kihei Kalama Village.

    • Responsible for all leasing decision making and recommendations of Maui assets.  As part of training process, the Leasing Manager will work closely with MW Group, Ltd. CEO and COO.

    • Negotiate legal documents and contracts. Coordinate and manage various internal/external resources and consultants (i.e., insurance, attorneys, environmental, construction).

    • Ability to take on multiple assignments at the same time each with specific deadlines.

    • Required to be results-driven and structure win/win results for both Landlord and Tenant.

    • Directing leasing and construction teams to ensure optimal value is achieved for each asset.

    • Work with third party contractors on Tenant Improvement build-outs and major renovations.

    • Responsible for budgeting, forecasting leasing and tenant improvement costs.

    • Coordinate and conduct showings for new prospective Tenants.

    • Manage lease negotiation process, including initial space planning and financial reviews.

    • Negotiate, prepare, and complete internal approval of lease agreements including financial analysis.

    • Provide frequent assessments of property and space condition.

    • Active involvement in the local commercial real estate and business community.

    • Work with internal and external leasing agents to ensure that all potential lease transactions are consistent with the prevailing market conditions.

    • Regularly update or meet with COO Brian Wong and MW Group Executive Team.

    • Assure timely and accurate leasing data requested by executive team and third-party stakeholders such as lenders and insurance consultants.

    • Commit to training on property management duties for succession and backup planning purposes.


  • Third-Party Representation

    • Source and develop new opportunities to represent non-MWCR Tenants in leasing and sales.


  • Investment Sales and Dispositions

    • Support MWG acquisition efforts to identify and acquire new investment opportunities in the State of Hawaii.

    • Support Disposition efforts to identify new buyers to acquire MWG assets.

    • Direct all commercial property transactions; negotiate and complete all contracts with prospective buyers.

    • Manage the database of buyers/sellers and transaction data.

    • Manage creation and implementation of marketing materials and sales collateral.

  • Marketing

    • Manage all Maui property leasing marketing materials with assistance from Marketing Admin.

    • Provide updates to market information quarterly, i.e. Vacancy, Rents, CAM, and Parking.

    • Develop and maintain database of prospective Tenants and lease comps.

  • Property Management

    • Support GM/Property Manager as needed.

    • Learn property management functions to provide back up support for GM/Property Manager.


Compensation for In-House MW Group Assets:

    • Base salary commensurate with experience.

    • Mid-year and Annual bonus based on performance.

    • Single Premium medical, dental and vision.

    • Company 401k.

    • Paid vacation and sick leave.


Compensation for Outside Sales & Leasing of non-MWG Assets

    • Generous commission split between Leasing Manager and MWCR.

    • Commission splits for referred deals sourced and delivered to Leasing Manger by other MW team members will be evaluated on a case-by-case basis.
