Job Description

The Assistant Project Manager (APM) provides full time support to the Project Manager (PM) and has frequent interaction with the owner/client, consultants and general contractor. The APM is responsible for coordination of construction and administrative duties in support of the PM. The APM manages the flow of information between the field, office, and senior management to assure that components and systems are incorporated in accordance with the schedule. The APM is required and encouraged to go on site for meetings, walk throughs and check-ins and is in charge for the day to day operations that's associated his his/her projects.

Trade Management:

  • Solicit and obtain bids from subcontractors and material suppliers

  • Level all bids

  • Award bids 45 days before phasing

  • Contract procurement and management

  • Ensure all trades pass compliance

  • Approve pay applications/bills

  • Process trade forms from the forms library

Project Management:

  • Maintain/update all project plans

  • Provide value engineering when possible

  • Generate and track project RFI's

  • Obtain and submit project submittals

  • Obtain selections from architect and client

  • Coordinate permit and sign off paperwork with compliance coordinator

  • Track open items relating to project scope, budget, and schedule

  • Coordinate project kick-off and pre-con meetings when necessary

  • Prepare the Contract Schedule of Values for approval by the SPM

  • Assist with preparing the job start-up and close-out checklists.

  • Assist in the preparation of change proposals, change orders review

  • Prepare revisions to the master cost breakdown as a result of change orders and management revisions with direction of project manager

 

Requirements:

· Proven apm experience

· Ability to read construction plans

· Excellent time management skills and ability to prioritize work

· Attention to detail and problem-solving skills

· Strong organizational and planning skills
