Construction Project Manager (Commercial)

Position Summary

We are a privately owned company with an established and growing commercial customer base seeking an experienced Construction Project Manager to manage multiple projects in the Washington DC, Maryland, and Virginia areas. The ideal candidate will be responsible for all phases of the construction process and will estimate, budget, plan, coordinate, and direct daily construction activities to ensure successful completion of projects and overall customer satisfaction.

Duties and Responsibilities

  • Estimate project costs by analyzing labor, material, and time requirement
  • Prepare and submit project bids for new contracts
  • Price and process change order proposals
  • Create project schedules and product ordering deadlines to ensure timely construction and turn over
  • Coordinate and track sub-contractors and employee schedules
  • Provide strong leadership and guidance to field and site employees
  • Attend on-site project meetings as needed
  • Develop and maintain a positive working relationship with project owners, architects, engineers, clients, vendors, and company employees to ensure overall client satisfaction
  • Lead and manage various project teams including superintendents, project coordinators, subcontractors, and others to ensure all work is completed on time, within budget and in accordance with contract agreements
  • Order and manage materials
  • Develop and write sub-contracts and purchase orders as required; recommend the selection of and oversee hired sub-contractors
  • Coordinate and obtain necessary permits required for commencement of construction
  • Review design documents for conflicts and completeness, and participate in developing/negotiating contract agreements
  • Monitor contractor performance; ensure adherence to terms and conditions of agreements
  • Ensure all legal requirements, building and safety codes, safety inspections, city guidelines, and local and state regulations are met
  • Maintain pertinent project data and billing procedures, including initiation and response to daily correspondence, customers, suppliers, and Corporate Office

Preferred Qualifications and Experience

  • Bachelor’s degree in construction management or related field from an accredited university or 5+ years of construction experience
  • Computer literacy including proficiency with the Microsoft Office (e.g., Word, Excel, Outlook)
  • Must be able to multi-task, prioritize, and work with minimal supervision; have strong attention to detail and excellent time management skills to ensure all established deadlines are achieved
  • Ability to read & interpret construction drawings
  • Organizational and analytical skills
  • Strong leadership and management skills
  • Excellent communication skills, both written and verbal
  • Interpersonal Skills with a strong ability to work in, and as part of a team
