A Community Association manager manages the common property and services of condominiums, cooperatives, and planned communities through their homeowners' or community associations.
Managers interact daily with homeowners and other residents, rather than with renters. As a liaison for the company that is hired by the volunteer board of directors of the association, they administer the daily affairs and oversee the maintenance of property and facilities that the homeowners own and use jointly through the association. They also assist the board and owners in complying with association and government rules and regulations.
In addition to administering the associations' financial records and budget, managers may be responsible for the operation of community pools, fitness centers, docks, gates, tennis courts, golf courses, and community centers, and for the maintenance of landscaping and parking areas.
Community Association managers also may meet with the elected boards of directors to discuss and resolve legal issues or disputes that may affect the owners, as well as to review any proposed changes or improvements by homeowners to their properties, to make sure that they comply with the community guidelines.
Community Association managers must place high importance on timely communication, responsiveness, organization, customer service, and follow-up. The manager must respond promptly to emails and phone calls daily.
The manager is required to attend Annual Meetings, Board Meetings and special events for the homeowner’s association.
Most of the work is done out of the office on the property grounds. A community association manager’s presence is frequently required away from the desks to oversee various personnel and vendors and do routine inspections of the property grounds. A company van is provided to conduct these inspections. Inspections require walking and climbing stairs. The person must be physically able to conduct these inspections.
- 3-5 years of Property Management experience is necessary to understand association management.
- This position requires a current Georgia Real Estate License as either a Broker, Salesperson or Community Association Manager. Experience as a CAM is preferred.
- Must have a valid driver's license and a good driving record.
- Proficient in Microsoft Office, Word, Excel, and Outlook; Homeowners Association software systems
- Self-starter, motivated, efficient, organized and able to multi-task
