KDC Construction is seeking a superior Project Manager for its Arizona region. The company serves well-known customers having multiple store locations and providing great diversity of work. This position will provide long term stability for the right individual.

The Project Manager manages construction projects closely with the Project Team. The Project Manager is responsible for planning, design, execution, monitoring, controlling, and closure of a project. The Project Manager plans and designates project resources, develops budgets and monitors progress. The Project Manager is accountable for the entire project scope, project team, resources and overall success/failure of the project. This position oversees the project from developing bid packages and estimating, schedules preconstruction and construction project phases and manages milestones and durations throughout. The position communicates project specs with all levels from Company’s field management to executive management and externally with client, subcontractors and vendors.

Essential Job Functions

  1. Accountable for the entire project scope, project team, resources and overall success / failure of project.
  2. Manages construction projects working closely with the Project Team.
  3. Assists with planning, design, execution, monitoring, controlling, and closure of a project.
  4. Mentors the Assistant Project Manager and monitors that proper Company procedures are being followed.
  5. Establishes, maintains, and fosters positive long-term relationships with all clients.
  6. Leads preconstruction process to include site surveys and site walks, subcontractor’s selection and preparation of client proposals.
  7. Partners with estimating to develop and generate bid packages.
  8. Schedules through preconstruction and construction phases, while managing milestones and durations throughout.
  9. Participate with the award process and preparation of subcontract agreements.
  10. Develops and prepares budgets and estimates for all stages of design from conceptual through final construction documents, plans and designates project resources, and monitors progress.
  11. Management of master schedules, project timelines and milestones.
  12. Provides updates and weekly schedules for all current and prospective projects to owners/executive management.
  13. Coordinate acquisitions of all required permits.
  14. Verifies inspection schedules and reports.
  15. Management of all subcontracts and change orders.
  16. Prepares weekly client update reports for client and Company.
  17. Other duties as assigned.

Education, Experience and Skills

  1. 5 years’ experience with related project management experience or equivalent.
  2. Proven track record of success with measurable achievements and leadership roles.
  3. Demonstrate strong written and verbal communication skills with all levels of the project.
  4. Preconstruction process experience including site surveys and site walks, subcontractor selection and preparation of client proposals.
  5. Scheduling, purchasing, estimating experience, as well as learning management of personnel, vendors, and subcontractors.
  6. Experience with projects in the retail, fast-casual dining, quick-service dining, and hospitality sectors is preferred.
  7. Ability to read and understand plans and specifications.
  8. Ability to perform costs to completes.
  9. Proficient with computers and familiar with Microsoft Software Suite. Experience with Microsoft Project is preferred. Experience with ProCore, PlanGrid, and Blue Beam are a plus.
  10. Demonstrates attention to detail, creative problem-solving, and analytical skills.
  11. Able to identify a need, remove the barriers, and have the know how to make things happen.
  12. Values diversity of ideas, opinions, and people. Has good common sense and applied logic.
  13. Degree in construction management or a related field preferred.
  14. Must possess or be able to obtain appropriate state driver license prior to employment, along with a clean driving record and reliable transportation.
