The Offsite Field Superintendent is responsible for supervision and coordination of the land development process for assigned communities within the Southern California Division.
Essential Duties and Responsibilities
1.0 Field supervision of offsite construction projects including scheduling, coordinating, quality assurance, and agency inspection.
2.0 Monitor construction activities for compliance with contract documents, plans, specifications, schedule and budget.
3.0 Preparation, review and recommendation of construction change order documentation.
4.0 Review and approval of construction project invoices.
5.0 Maintain NPDES Permit/SWPPP implementation and documentation.
6.0 Assist, train and oversee homebuilding superintendents as assigned.
7.0 Establish and develop a partnering relationship with Offsite TradePartners in collaboration with Community Development Managers.
8.0 Communicate TradePartner performance from the supervision team to offsite purchasing.
9.0 Contribute as a team member to the offsite purchasing process in the assembly and review of offsite construction specifications and scopes of work.
10.0 Directly communicate and coordinate with the Construction Manager and Homebuilding Superintendents regarding offsite construction delivery and turnover to homebuilding.
Provide support to land acquisition due diligence investigation including identification of offsite construction issues, budget review, and schedules.
Schedule and attend constructability meetings for assigned offsite projects.
Other duties/projects as assigned.
1.0 Create, maintain, and file all required project documentation.
2.0 Lead project team meetings weekly, or as needed.
3.0 Report budget impacts or potential impacts weekly and maintain incident log.
4.0 Co-develop project schedule prior to start, then maintain weekly during project.
5.0 Ensure NPDES Permit and SWPPP compliance and documentation daily.
6.0 Provide regular (daily or as requested) communication to Construction Manager and/or Community Development Manager.
1.0 Minimum 5 years field supervision experience on site development projects including mass grading, arterial, collector and residential street improvements, wet and dry utilities, traffic signals, street and slope landscaping, and parks.
2.0 Homebuilding supervision experience a plus.
3.0 BA/BS preferred.
1.0 Strong communication and leadership skills with construction project team members including contractors, civil and geotechnical engineers, field survey personnel and governmental agencies.
2.0 Ability to understand and implement engineering design plans and project specifications.
3.0 Ability to complete quality projects on schedule and within budget.
4.0 Ability to be analytical, practical, and synergistic in developing successful solutions to construction issues.
5.0 Strong organizational and time management skills.
6.0 Ability to supervise, prioritize and complete multiple projects in various locations.
7.0 Proficient in Microsoft computer software applications (Word, Excel, Project).
