Job Details

The Renovation Superintendent (RS) supervises the on-site tasks necessary for the execution of scope of work for one or more project. The expected schedule for this position is Monday through Friday, 8:00am-5:00pm with the possibility of overtime and weekend work as required to meet client deadlines.

Essential Duties and Responsibilities

Directly accountable for all project deliverables
Identify necessary change-orders and communicate with the Renovation Area Manager to identify pricing, obtain client approval, and schedule work
Regularly performs risk assessment and analysis to all aspects of the projects they are directly responsible
Responsible for planning, scheduling, conducting and coordinating the technical and management aspects on projects. Reports delays, concerns, and issues and recommends solutions to Renovation Area Manager
Responsible for permits and code requirements for each project following managing authority guidelines
Manages all supply chain measures related to ordering/staging of materials per project scope of work
Manages construction schedules and react accordingly to maintain completion schedules
Manage resources to maintain budget compliance
Manages subcontractor scopes of work including scheduling, quality control, and obtaining purchase orders from staff accountant
Responsible for the proper execution of company systems, policies and procedures. To include Schedules, Safety Programs, Warranty Issues, and Project Permitting
Provides all level of bi-directional communications to project staff, clients and supervisors
Ensures that all field level daily reports and accurate time tracking logs are per company policy (verbal, written, and electronic)
Ensures quality control meets company and client expectations
Serves as the primary “point of contact” with clients on project related issues
Resolves disputes and conflicts related to projects and Clients
Maintains regular contact with all assigned project Clients, including development of personal relationships, and strive to keep Client satisfaction at high levels
Keeps extensive and independent contact with Clients, vendor’s representatives and project field personnel
Lead pre-walks and acceptance walks with clients on-site
Possess required skill set to self-perform scope related work and punch items as directed by Renovation Area Manager including but not limited to:
Demolition of existing FF&E
Light carpentry
Cabinet installation
Electrical fixture installation
Plumbing fixture installation
Drywall repair and paint
Appliance installation
Haul debris to assigned disposal location
Maintain clean working environment
Follow all safety requirements
Other duties as assigned by Renovation Area Manager

Requirements & Preferred Skills

Three or more years’ experience in Multi-Family Renovation Projects
Valid Driver’s License
Reliable transportation
Maintains all tools to safely perform required scope of work
Ability to communicate effectively with internal and external partners, to include residents of apartment dwellings
General trade level skill set relative to assigned scope
Computer skills required: Proficiency with email and basic Excel functions
Computer skills preferred: Proficiency with Microsoft Office and computer and/or tablet device
Education Minimum: High School degree or equivalent
General trade level skill set relative to assigned scope
Preferred Certifications: 30 hour OSHA certification
Preferred Language skills: Conversational Spanish
Physical & Mental Abilities Required

Physical: The employee may occasionally lift and/or move up to 80 pounds. While performing the duties of this job, the employee is regularly required to walk, sit, climb stairs, use hands and arms, talk or hear, drive a car, and use basic office electronics (computer, telephone)
Mental: critical thinking, judgment, decision-making, follow-up, social awareness, mathematics, reading, writing, organizational, timeliness, stress tolerance, communication (oral and written)
Work Environment & Travel

Up to 90% of the job involves on-site construction oversight and execution. Inspects work progress, quality and safety compliance. Up to 10% of time spent on paperwork, reports, etc.
Must be able to stand all day, walk stairs and other physical related tasks and demands.
Routine vehicle travel within the local geographic service area.
