The Construction Manager ensures that the construction management team performs in accordance with contract terms and conditions to facilitate successful project delivery. The CM should demonstrate strong management skills and successes managing CM services contracts including managing and maintaining overall tasks and sub-consultant budgets; reporting; and ensuring timely and accurate invoicing and work products. He applies his broad knowledge of multidisciplinary projects involving large design teams including experience performing constructability, value engineering and scheduling reviews, and strong communication and interpersonal skills for communicating and coordinating project activities. Experience with operational logistics on complex educational facility projects, including phasing and sequencing construction activities with multiple utility companies, work performed by multiple parties, partial owner occupancy of site, and coordination of Owner furnished items is beneficial.
The CM may participate in the project development processes to include alternatives development and evaluation and may assist assembly of contract documents. He will report project status including safety, quality, cost, and schedule; identifies and works with consultants and contractors to expedite problem-solving and avoid delays in the work by attempting to negotiate and resolve sensitive and controversial issues at the lowest level. The CM coordinates project activities provides general technical support to the CM team, and assures completion of the closeout-out process.
Required Licenses or Certifications: Valid Driver's License.
Preferred Licenses Or Certifications
Professional Engineer or Architect License
Certified Construction Manager issued by the Construction Management Certification Institute.
Certification as a Project Management Professional by the Project Management Institute.
Coordinate with onsite contractor, design engineer, and owner
Resolve field issues in cooperation with contractor, design engineer, and owner
Participate in progress and coordination meetings
Assist in CPM schedule updates
Perform Risk Management including change order reviews
Baseline Budget Management and Change Control
Coordination of field activities
Manage Closeout and Commissioning
Experience in construction or renovation of public schools and community centers
Bachelor's degree in Engineering, Construction Management, or closely related field
Experience supervising direct reports and managing a team of people
Ability to interpret construction drawings and specs to identify discrepancies
Experience with project close-out processes including record documents and O&M manuals
Strong communication skills
Knowledge of current construction techniques and contract administration.
Familiarity with various project delivery models (design/build, design-bid-build, and CM/GC)
