ASSISTANT PROPERTY MANAGER AT BONVI (Part-time)
Renaissance Oaks is a 122-unit apartment community, undergoing a total renovation scheduled to be complete toward the end of the year. The building includes 2- and 3-bedroom units, featuring central air and heating, fully furnished kitchens, all new plumbing, and on site laundry. The building is approximately 65 percent occupied and increasing occupancy by about 10 units per month.
Renaissance Oaks is undergoing a name change and new branding that reflects a new, improved standard of living for its residents. So, the company is looking to assemble a team of dedicated, conscientious professionals to run the building and meet the needs of the growing community.
The ideal candidate will be highly skilled at maintenance and repair, self-motivated, organized, and committed to excellence.
Renaissance Oaks Apartments is seeking an experienced part-time property manager, adept at running a large apartment complex, with a strong customer focus! The candidate must have experience with technology, specifically email and microsoft office, possess strong problem solving, time management and interpersonal skills, ability to quickly learn the property management software (Buildium) and possess a positive and professional persona.
Oversee the rent collection: track rent payments, issue receipts, input data into the property management system, issue eviction notices
Responsible for the daily updates of financial transaction into the property management software.
Prepare monthly reports: Rental, Occupancy, Work Orders, etc.
Vacancy Management: publicize vacancies and correspond with leasing team on availabilities and interest inquiries
Show a unit or walk the building with prospective tenants
Lease Policy Adherence: conduct periodic apartment inspections, lease agreement verifications and follow up
Ensure all maintenance requests are prioritized and taken care of in a timely manner
Utilize the property management software to receive work orders and communicate status to tenants and team
Ensure maintenance crew is checking the daily walk through list
Evaluate and report the performance of all repairmen, grounds keepers, and others hired to do work at the apartments.
Ensure packages are being received when he/she is in the office
Ensure anyone other than the tenants, like 3rd party contractors or people who is coming to set up internet is allow in the building
Ensure that property is looking its best everyday
Ensure the property is secure and safe and no suspicious activity is occurring on site
Ensuring minor issue like keypad malfunction or key issues that are urgent can be resolved
Pick up phone calls if people are calling about property related items (whether is leasing or other admin items)
Customer Service: includes professional, prompt, and courteous correspondence with renters when scheduling and providing maintenance services, and with contracted vendors that provide additional facility services.
Support all community development initiatives while on the premises.
Maintain a professional and positive demeanor at all times.
High school diploma or equivalent degree
Minimum of 5 years of experience working at a similar building
This full time role reports to the Property Management Company, while leading the maintenance team and 3rd party maintenance relationships. A commitment to customer service and communication is as essential as a well-rounded property manager.
