Job Description
Drywall & Paint Superintendent The Superintendent must lead the process of taking a unit from framing punch thru hanging Sheetrock to final paint. They are expected to manage all reoccurring processes that keep the Sheetrock and painting phase of the project functioning smoothly. This includes the specified tasks listed below, as well as the implied tasks of keeping the site safe, clean,, and organized. Understanding the importance of the end-to-end process and managing it effectively and efficiently is the Superintendents most critical responsibility. Missing dates for items like gypcrete, prime, paint, cabinet installation can have a severely negative impact on the overall project schedule and likely success of the General Contractor making their completion date. Planning / Preparation / Logistics: Identify long lead time production items Communicate dates needed Consider production / delivery time Logistics planning Work with the GC to develop a stocking logistics plan. Identify and manage sheetrock access and scrap exit points Maintaining allowable loads and minimal damage when stocking sheetrock Create and distribute stocking sheets for each unit and floor Identify and layout any shear wall screw patterns Walk and review framing deadwood/backing ahead of stocking Order and schedule deliveries of materials ahead of paint activities Schedule and manage deliveries of all material Review and manage touch-up activities Flow of Work & Scheduling: Develop an effective system to execute workflow, punch list completion and communication to proactively ensure schedule dates are met. Show consistency – workflow, schedule, quality, Contribute pertinent and update information in the scheduling meetings Be proactive and work with a sense of urgency in your approach of work to be completed Participate in preconstruction meetings (framing, MEP rough, dry-in) Offer solutions to potential issues before they impact sheetrock or paint workflow. Ability to Manage Inspection Process Ensure units are ready for inspection/punch Proactively communicate punch lists and dates to crews and monitor / drive progress Be actively involved in the transition from drywall to paint to avoid delays or back charges for repaint due to excessive touch-up Subcontractor and Labor Management Communicate to subcontractor crews when to begin, expectations of work to be completed, time to complete and monitor progress before schedule is dramatically impacted Manage your punch crews efficiently Develop a rapport with your subcontractors that creates respect, a teamwork environment and ensures schedule and quality success Demonstrate a working knowledge of critical scopes (i.e. Framing Q/A, punch schedule, transition from drywall to paint, who caulks where, etc.) Ensure and enforce QA both from GC’s expectations and Intile Standards Ability to Understand and Interpret Drawings Execute shop drawings reviews as needed (LGMS framing) Understand UL requirements and how they interact with each other at different assemblies Develop ability to extract a sheetrock and finish selection schedule / matrix from the drawings / specs / submittals and trace those back to the drawings / specs / submittals Verify all products match the submittals / subcontract / drawings / owner’s expectations Documentation Preform and participate in the following documentation Complete Daily Reports, Manpower Logs Toolbox talks Punch Lists QA Sheets Safety Audits and Observations Leadership: Embrace peer accountability with the Assistant Superintendents Show the ability and willingness to help Asst. Supers through knowledge, growth andexposure Learn Framing QA as it impacts Sheetrock Critical Thinking & Problem Solving: Understand how RFI’s work, when to send them and why Be a proactive part of the construction sequencing to maintain a continuous flow of construction. Work through sequencing delays (i.e. leave-outs, failed inspections, lack of power, weather impacts, etc.) Safety Management: Enforce crew compliance Hold and document toolbox talks Document with / through tools (i.e. Procore & Plan Grid) Employment Type: Full Time Years Experience: 5 - 10 years Salary: $68,000 - $78,000 Annual Bonus/Commission: Yes
