Job Description
Bow River targets opportunistic real estate investments in the intermountain West region and benefits from a 20-year history of success. The real estate team directs the discretionary investment of over $800 million in equity. The current focus is heavily weighted towards industrial, residential, and distressed / value-add opportunities. The strategy relies on an active management approach to investing directly into real estate assets as well as partnering with local sponsors on select development projects. It is a geographically focused strategy based in the Rocky Mountain West, a geographic area we refer to as Bow River Capital’s Rodeo Region. Within this region, the team is active in Salt Lake City, Denver, Boise, and multiple communities in Texas. The role offers a compelling opportunity for qualified candidates to be an integral member of a small and active investment team and gain exposure to a wide variety of deal structures, markets, and property types.

Responsibilities:
• Source direct and joint venture real estate investments
• Lead the underwriting and due diligence for those potential investments
• Make recommendation to the investment committee
• Execute on investment business plans (cradle to grave)
• Negotiate debt term sheets and loan docs
• Negotiate purchase term sheets and subsequent purchase and sale agreements
• Negotiate joint venture term sheets and partnership agreements including development agreements
• Lead the disposition of assets and negotiate the terminal purchase and sale agreements

Qualifications:
• Minimum of a Bachelor’s degree
• 5 - 10 years of relevant experience in commercial real estate with some prior experience sourcing investments
• Prior experience must be heavily weighted towards multi-family. Additional experience with industrial, office, or retail is a plus.
• Experience in both development and existing assets is a significant advantage
• Must have a sophisticated understanding of the financial analysis of leverage and un-leveraged returns including equity waterfalls
• Demonstrated ability to create detailed proformas with DCFs, IRRs, and equity split cash models (day-to-day modeling is done by Associates)
• Familiar with Argus and CoStar
• Success in this role is predicated on an ability to manage all aspect of the real estate investment life-cycle
• Intellectual curiosity and drive are a must
