HUD/Tax Credit Property Manager

GENERAL DESCRIPTION

The Property Manager reports directly to the respective Regional Property Manager and manage all operations of the properties that are assigned to the manager.

JOB FUNCTIONS

  • Responsible for P&L (NOI) performance of the property.
  • Maintain the physical appearance of the property.
  • Maximize occupancy and minimize delinquency and bad debt.
  • Promote good resident relations.
  • Responsible for leasing strategies to ensure high occupancy and maximize rents.
  • Provide training and supervision of property personnel.
  • Perform staff performance reviews and recommend salary increase for all property personnel to Property Manager.
  • Make staffing recommendations
  • Attends and participates in training seminars as requested.
  • Marketing, tenant selection and lease-up, financial duties such as rent collection and record keeping and overall direction and supervision of on-site activities.
  • Set up and maintain control systems for preventive, routine and emergency maintenance.
  • Obtain cost estimates and bids from outside contractors; and maintain a follow-up system to see that all work has been performed properly
  • Responsible for timely and accurate completion of work orders.
  • Maintain the overall control of the resident files in accordance with Management policies and procedures.
  • Performance of project inspections and annual unit inspections.
  • Supervise the Rental Office Staff, Engineer and Maintenance Staff and Custodial Staff as well as and any other part time or temporary staff.
  • Adherence to Management’s safety policies and procedures.
  • Draft and type correspondence related to project matters.
  • Attends and participates in training seminars as requested.
  • Prepare monthly variance reports and quarter reports.

COS Certification (HUD Properties)

Tax Credit Certification (Tax Credit Properties)

Thorough and detailed understanding of all financial/accounting concepts, aspects and calculations related to running a portfolio of multi-million dollar assets

Yardi Voyager

Nexus

Full Microsoft Office proficiency – Word, Excel and PPT

Required Experience

BA/BS degree preferred

5-7 years of multi-site property management experience specifically high-end residential/mixed-use communities

Track record of success managing a lease up while managing other assets
