Job Description



The Property Manager  builds and maintains positive business relationships with tenants, contractors and clients and oversees the daily operations of assigned retail, office and/or industrial properties.



  • Oversees property management lease/rent cycle:
    • Collects rent and maintains zero balance accounts receivable;
    • Discusses terms and conditions with prospective, or current, clients for providing management services;
    • Assists in preparation of lease or rental agreements;
    • Coordinates tenant occupancy and move-in / move-out coordination;
    • Supervises tenant improvement construction and exterior renovations of managed properties;
    • Enforces agreements and, as needed, assists attorneys;
    • Collaborates with leasing agents to assist with leasing
  • Builds and maintains positive business relationships with tenants, contractors and clients
  • Understands all aspects of tenant leases
  • Prepares annual budgets and monitors monthly for variance
  • Works with accounting department to prepare annual operating expense reconciliations and distributes to tenants for collection
  • Approves invoices for payment and prepares monthly reports for owners and management regarding financial performance
  • Requests bids for services related to maintenance, renovations, or improvements on properties
  • Travels to properties to tour/inspect regularly to review property and equipment conditions
  • Anticipates and responds to client concerns/needs in a professional, efficient manner
  • Seeks opportunities to increase customer satisfaction and strengthen customer relationships
  • Responds to property emergencies after business hours and on weekends, as needed
  • Supports client account management, including accounts receivable
  • Reports unsafe conditions and responds to injury reports on property
  • Assists with identifying areas for improvement and making constructive changes.
  • Contacts potential Property Management clients to market NAI Isaac management services.
  • Assists other departments with projects, as necessary
  • Understands all aspects of the company and keeps abreast of changing policies and procedures
  • Performs other duties as assigned


  • Possesses exceptional customer service skills, and the ability to anticipate and respond to clients in an efficient and accurate manner

  • Demonstrates up-to-date working knowledge of real estate and property management law, real estate market conditions, and occupational hazards and safety precautions
  • Demonstrates ability to effectively work with company leadership, co-workers, tenants, public, contractors, suppliers/vendors, and independently 
  • Proficient in the use of Microsoft Word, Excel, and Outlook
  • Possesses the ability to prepare financial and other records in a systematic, neat, legible manner
  • Proven ability to maintain confidentiality of company and customer records
  • Communicates effectively (orally and written)
  • Demonstrates capability to strategically plan ahead to meet deadlines and future company needs
  • Exhibits credibility, flexibility, and adaptability
  • Possess strong analytical, organizational, and detail-oriented skills, ability to multi-task and prioritize
  • Ability to travel to various properties throughout central Kentucky


  • Minimum of two (2) years’ experience in commercial property operations and client relations
  • Experience with Microsoft Excel and Microsoft Word required
  • Experience in a commercial property management company, preferred
  • Experience utilizing Yardi Voyager Property Management Software, preferred


  • High school diploma or GED required
  • Associate degree in business, preferred
  • Kentucky Real Estate Sales Associate License required


  • Occasionally remains in a sitting position at a desk to perform duties
  • Frequently walks and stands when visiting property sites
  • Frequently communicates with co-workers, potential and current tenants, and contractors/vendors in person, on the telephone, and on the computer to provide assistance
  • Frequently uses the computer with fingers and hands to type lease agreements and communicate 
  • Frequently communicates via telephone to maintain client relationships
  • Frequently uses a motor vehicle to travel to property sites
  • Frequently exposed to outdoor weather conditions when traveling to, or inspecting, properties
  • Occasionally climbs ladder to inspect roof of property
  • Occasionally lifts objects weighing up to fifty (50) pounds without assistance when visiting property sites
  • Frequently stoops, bends, or kneels to inspect property equipment and structure
