Job Title: Real Estate Development Manager

Job Summary: Managing our vertically integrated Development Team to develop investment-quality hospitality, residential or mixed-use real estate assets in urban markets across the United States.

Knowledge, Skills, Abilities:

· Strong planning and organizational skills, high interpersonal abilities, strong business writing and communication skills, professional manner, and composure under pressure

· Working knowledge of the development process including financing; due diligence; federal, state, and zoning/ entitlements; construction

· Proficient with Microsoft Office Suite systems including Excel, Outlook, Word, Publisher, and PowerPoint

· Attention to detail and flexibility; ability to thrive in a fast-paced and fluid environment

· Available to travel 50% of time

· A passion for design, hospitality and hotel development and for creating unique guest experiences that exceed expectations

Education and Related Experience:

· Bachelors’ or Masters’ Degree in related field (real estate, urban planning, architecture, business, accounting or finance) preferred

· Minimum six years of experience in housing/real estate development, finance, and construction

Job Description:

The Development Manager will perform and be responsible for the following services:

· Work with the Development Finance team to prepare financial models; monthly cash flow projections; monthly project reports; debt and equity financing packages; and investment memos

· Work with the Development Team to source project funding including debt, equity, city/state/federal subsidy

· Perform due diligence prior to the purchase of a building/site

· Engage the architect and interior designer; drive the design process to align with the permitting and financial closing requirements and to meet all owner and franchise requirements

· Work with the Construction Management team to identify and engage a general contractor and subconsultants

· Lead the team in the negotiation of all transaction documents including: debt, equity, subsidy, construction contract, architect’s agreement, etc.

· Review and approve all invoices and work with Development Finance and Accounting to submit monthly draw requests to financing partners

· Ensure that the company is meeting all obligations of the transaction documents

· Work with the Construction Management team to manage and guide the contractor throughout the construction process, including value engineering, reviewing change orders, monitoring construction progress, and overcoming the unique challenges of adaptive reuse development

· Work with the Construction Management team to complete all development submissions and reviews required by the hotel franchisor

· Coordinate project opening with the Operations Team to facilitate a smooth and timely opening

· Build relationships with local business leaders, community groups, neighbors, lenders, investors, contractors, consultants

· Guide the architectural, interior design, FF&E design, and branding processes to ensure that the project vision is maintained throughout the project and conveyed to the Operations Team
